Your Forever Home - Is It Love At First Sight?

With zero interest in moving and even less interest in becoming a landlord, I never saw it coming, but I was captivated by this house. It wasn't the biggest, the fanciest or even in the most elegant part of the neighborhood, but none of that mattered. As soon as I walked into the Broker's Open, I fell in love.

I have to tell you that this never happens to me. As an agent, of course I preview houses constantly. Big or small, expensive or not, I rarely have a reaction one way or the other. But this one was visceral. All rational thought went out the window. I was mesmerized by this residence.

Who's to say what details are important when making a purchase of this magnitude? It's just a feeling that you get. Something that washes over you and that you sense the minute you walk through the door. Crucial information like bedrooms, baths etc. will be clear soon enough. But way before you've seen the entire house, you already know. They say it's only a matter of seconds.

It's a subtle, gravitational pull.

A home that's been treasured and loved just gives off a certain aura. I know of no science behind it, but buyers will be able to sense the pleasure the owners have experienced there throughout the years and desire it for themselves.  

For home sellers already forming the rebuttal, "Good, then I need not try so hard." Remember that good "vibes" don't necessarily come from dirty, crowded, worn, ill-kept or grossly overpriced properties, so it's still worth your time and effort to present it well and market it fairly.

Alas, there is no new residence in my forseeable future as it doesn't fit neatly into our plans.  At my feeble attempts to describe what came over me, my husband just laughed.

It will be someone else's forever home.

Good morning Jill. You sound like a client that came to me for a mortgage a couple of months ago. Her agent attempted to discourage her, as the property was really overpriced, but to her it didn't matter, until the appraisal showed that she overpaid by 20%. Once reality finally hit, the deal fell through.

Good Morning Jill: . I felt like taking the house journey with you. When I show houses to my buyers, it becomes natural to me to ask them if they see themselves living in that house. Because if it does not feel right, most likely, it is not the right home for them. 

I get your feeling from time to time.

Don and I built our home and it's my forever home.. but when I walked into our lakehouse, it was love at first sight too.. maybe we can be in love with more than one home at a time.

Joe - I know that doesn't happen with investment properties. It's also the difference between commercial real estate and residential. It caught me completely by surprise.

Hi Jill, I guess it's a side effect of our profession that sometimes we do fall in love with a home ourselves.  Personally, those are the homes I live to show and sell to someone I feel will be happy there.

Jill, oh I know EXACTLY what you're feeling! Actually, I have ended up BUYING those very places...oops! I'm supposed to be selling them, not buying them. We are in one now that is my/our dream home, but alas have to sell. I had the same feeling when I walked into this home while visiting our friends who owned it. I honestly felt for quite awhile, "I can't BELIEVE this is ours now!"

Fast forward...we need to downsize, and move closer to my hubby's job so that he can come home every nite instead of just on weekends. I think that buyers (who come to my home all of the time as I work from here and live in my niche market) will have that same reaction--and actually DO--as we have truly loved this home as well as the former owners.

I love Margaret's answer....."go find the right buyer for it".   I have to admit, I got a bit sad when I read your husband's reaction.  I've been there....so excited about something and yet it's not the time to make it a reality.  I so wish your story ended with you in the home!
