So You Want To Be A Listing Agent
One of the reasons for writing my book Real Estate The Rome Way was to help more agents do what I love to do...be successful as a listing agent.
Dick's challenge this month asks us to establish a relationship with someone and actually do something. I have been a member of the Sensei/Grasshopper group and when I received a call from Andrea Bedard about a listing she was competing with, we started what I hope will be a long relationship. While giving suggestions and finding out that my advice was helping, I suggested we continue this for the contest.
Andrea's enthusiasm for real estate and her zest for life with her two marvelous girls, make her a pleasure to share my years of experience. Andrea was already a successful buyer's agent but wanted more control of her time.
After all...listings are the name of the game.
My one requirement was to let me know how things were going.
I wanted to know what the sellers had to say.
What was keeping them from signing?
Were they interviewing other agents?
I loved when she asked
" What would You do?"
I loved her questions and I loved that she was taking notes. We discussed her past listing appointments and a few upcoming ones. We spoke every week for the past month and did a fair amount of texting.
Giving real time advice was important, even suggesting that she excuse herself in a listing appointment and make a call to me for suggestions on the spot.
Taking a listing is mainly about overcoming objections.
Find out what the seller wants and needs. Are you the right person?
Make sure you really want the listing as opposed to "needing it."
Screen potential sellers.
Make sure they want to sell.
Make sure they can afford to sell.
Make sure they want to work with you.
Make sure they are honest.
Make sure you like and respect them.
How are you keeping your pipeline full?
How are you advertising and promoting yourself so sellers can find you?
Know that it is alright to do things a bit differently.
Have the confidence to walk away from a listing.
Make your own standards and stick with them.
Do what is comfortable.
Always be positive.
Leave your personal life just that...personal.
Working with Andrea is a total pleasure.
Watching her enthusiasm and how she embraces a new idea is a joy.
What I am looking for most are the calls from Andrea sharing her success of obtaining listing that she really wants and letting me know when she is strong enough to walk away.
I really want to hear...
"I got that listing!"
