Tips On How To Maximize Curb Appeal Before Selling Your Encinitas Home

curb appeal for selling your homeIn my last article about home selling I focused on the inside of your home. But what if you inside is all done and ready for sale. The next thing to be aware of is your landscaping and curb appeal.This does not mean that you need to put in a new garden or swimming pool but there are things to be aware.

The first thing you should do is stand in front of you home. How does it look to you? If you were a perspective buyer and you drove up, would you think "wow, this looks great" or "this home doesn't look good". If it's the latter, write down what you think needs to be done to get that wow factor. Here are some things that will help get that wow factor-

  1. Make sure your lawn is green and recently mowed. You can spray on fertilizer with a garden hose. It's easy to buy premix that your hose hooks up for a small cost and literally will take you 5-10 minutes to spray on your lawn. Do this a couple weeks before listing your home and your grass should look green and healthy by the time you go on the market. If you are mowing yourself, be sure to use a grass trimmers for creating a neat edge around your lawn after it's been mown, this really adds a "pop" for appearance. Any gardner will have this tool.  
  2. If you have plants or flower beds around your home front as most people, make sure all weeds are pulled. It is also a good idea to add some top soil to make the planters look fresh. You can have a gardner do this for you or do it yourself with some top soil, a shovel and a wheel barrel. Simply shovel off some old soil, which you can use elsewhere in your yard, into the wheel barrel and then put the fresh soil down. You may need to plant some new flowers, depending on the season you can ask your gardner or local nursery what is best to plant for the time of year you are selling. Inexpensive, but very important for curb appeal.
  3. Be sure the front of your home is clean. You do not need to paint but should at least there are no cob webs or dirt built up. You can rent a power washer for cheap, it will really do a good job cleaning up.
  4. Be sure your driveway is clean and weed free. If you rent a power washer to clean the front of your home, use it on the driveway. Even if there are no oil stains, the power washer will do a good job removing dirt. Use your trimmer to go along all the cracks in your driveway to clear out any weeds first, then power wash away!

Doing the above will assure when a prospective buyer pulls up they will have a positive attitude when entering your home.
