The median list price in Northwest Seattle is $799,000 is up from last week’s $687,919. Inventory has been lightening lately and the Market Action Index (MAI see chart below) has been trending up. Though days-on-market is increasing, these are mildly positive indications for the market.
Supply and demand in northwest Seattle
Home sales in Northwest Seattle continue to outstrip supply and the Market Action Index has been moving higher for several weeks. This is a Seller’s market so watch for upward pricing pressure in the near future if the trend continues.
Price
We continue to see prices in Northwest Seattle hovering around their high point. Look for a persistent down-shift in the Market Action Index before we see prices deviate from these levels.

Which lends itself to the attractiveness and popularity of this region in Seattle. The northwest area is filled with public parks that are great for day hiking, picnics and field trips for the kids.
