Princeville Kauai condo + house update for the week of Apr 27 to May 3

The general feeling is there’s been a bit of a market slowdown, an opinion supported by April stats which ended up with 93 sales compared to 124 last April. For May, the goal is 85 and already there are 10 sales, which gets us off to a good start. Activity for condos was across the board with a little bit of everything. Take a look for yourself:

New Listings:

Hanalei Bay Villas 4 is back on the market priced at $699K. This free standing condo last sold for $845K in 10/08. It was previously listed for the same price from 3/12 to 12/12 and from 3/13 to 3/14. Villas of Kamali’i 22 also returns to the market with a price of $899K. Purchased in 6/07 for $950K, this townhome was listed from 5/12 to 8/12 for $799K and again from 7/13 to 4/14 for $899K. Both times it was withdrawn from the market.

Contingent:

Emmalani Court 412 found a buyer while listed for $499,999 after 163 market days. The prior sale was for $450K in 3/09.

Sales:

One owner Puamana 2D, which sold as a leasehold in 7/84 for $110K and converted to fee simple for $35,700 in 7/10, now has a new owner as it closed for $355K while listed for $365K.

Under Contract:

Sealodge J8 went quickly under contract after 9 market days priced at $489K. The prior sale was for $323K in 10/01.

Withdrawn:

After 173 days on the market priced at $739K Villas on the Prince 19 was withdrawn. It sold for $525K in 4/02. Villas of Kamali’i 22 had been priced at $899K for the last 202 days when it was withdrawn. The condo was purchased for $950K in 6/07.

Price Changes:

Villas of Kamali’i 28 made a small reduction from $769K to $749K after selling for $690K in 9/04. Now on to your Princeville home update which saw minimal activity:

Withdrawn:

3670 Albert was taken off the market after 161 market days with a price of $1.275M. The prior sale was for $1.125M on 1/07.

Price Changes:

Golf course and mountain view 3907 Kamehameha made a substantial price reduction going from $1.199M to $1.139M. This well maintained home offers impressive golf course views and was purchased for $380K in 10/98. Interesting in seeing it?- Just ask!
