Right now inventory is really low in the Fort Wayne real estate market.  

This especially holds true in Northwest and Southwest Allen County School Districts. When a nice home comes on the market in these areas, it's normally sold within a day or two.  

It's a great problem for sellers to have, but what about the buyers?  

Thinking outside of the boxA few weeks ago I showed a two story home in SWAC to my buyers.  It was very reasonably priced, but it needed too many cosmetic updates.  My buyers passed.

As we were leaving, I realized that this home was identical in square footage and lot size to a home I helped another client (We'll call him Bob) purchase a few years ago.  

Those folks recently inquired about the value of their home because they were considering having us sell it for them.  

I called Bob and asked if I could bring my buyers through their home.  "Sure thing Jared!  We'll leave the front door unlocked."  

I took my buyers through and they loved it.  

After a few days of verbal negotiating we came to an agreement and got all documents signed.  We listed the home as PENDING and we're on our way to closing.

Could this strategy have backfired?  

Maybe.  I've heard stories of other agents trying to do this and they've been cut out of the deal (because the home wasn't technically listed when they showed it).  

To me, it was a risk worth taking for my clients because of how low the inventory in our market is right now.  

This is one of the things I love about selling real estate in the Fort Wayne area.  You get the chance to come up with creative strategies to sold problems for your clients and you often need to think outside the box.

This is still true - we do need to think outside the box as inventory is virtually low in my area.
