It would appear that everyone is clamoring to own a Milton MA home. Even though the total amount of Milton MA homes sold in April 2014 was less than the same time last year, sellers are getting their asking price...and sometimes a little more.
The total amount of Milton MA homes sold in April 2014 was 15. This was exactly the same amount as the previous month but 21% lower than the 19 that were sold in April 2013. The types of homes sold in April 2014 ranged from a 3 bed/1.5 bath 1546 square foot Colonial on Blue Hills Parkway that sold for $250,000 all the way up to a 5 bed/4.5 bath 4741 square foot Colonial estate on Academy Hill for $1,270,500.
Even though the average sales price for a Milton MA home decreased an ever so slightly 0.6% from the previous year (from $512,068 in April 2013 to $509,240 in April 2014), buyers appear to be jumping at the chance to own a piece of property here. There is such a demand for Milton MA homes that 7 of the 15 total homes sold in April 2014 went for more than the list price while one seller got exactly what they asked for. That means that more than half of the Milton MA homes sold in April 2014 went for exactly the list price or above.
With an average days on market of 65, the Milton MA home market is as hot as it ever was. The biggest demand appears to be in the $400,000 to $450,000 price range (where the most homes sold for over asking). There is still plenty of inventory for a Milton MA home buyer to peruse. However, when you do find a property you absolutely fall in love with, you better bring your "A" game to the table.
