I'm wondering how come so many agents are willig to let the listing agent present their offer to a homeowner! 

They fax over their offer and sit and wait until they hear from you.  Maybe I'm from old school, but why wouldn't

you want to present your own offer since you know about your buyer-where they're coming from--what they do for

a living--their financial situation and how anxious they are about purchasing this home. How would you know if

when and how your offer was presented?  Our office policy @ Appleseed Realty GMAC is NO FAXING OFFERS!

Suppose it depends on the customary practices in the area.  The idea of a buyer’s agent presenting the offer has always been around but I have never presented an offer to another agent’s seller and have never had a request from a buyer’s agent to attend the presentation.

8 years ago, I would present the offers to the owners with the listing agent.  We got into a market where time was money and you had to get the offer turned in yesterday or someone else beat you to it.  Now, we don't even "meet" with your sellers to present offers, we do it over the phone and via email.  Any buyers' agent is welcome to present their offer to my sellers, but I've never been asked.  I've asked a few times in recent years and the seller has declined me being there each time, which they have the right to do, as long as it comes from the seller and not their agent.

Hi Rosa,

I completely agree.  I think it is a great policy.  It represents your clients' well, shows that you are more professional that some of your competition, and builds strong relationships with your peers.

I agree that you should represent your Buyer when presenting an offer... But, I personally talk with the Listing Agent first to see how they feel about it. Alot of times the Sellers are not very open to lower price offers and the listing agent knowing them can soften the offer when presenting it.

In a perfect world this should not be a problem. However in our world.... too many people are out to step all over youo and leave the morals under theire shoe.
