It Takes a Village…. To Buy a House

Purchasing a home is a complex process which involves a group of people with a different prospective.  In order for the home buying process to go smoothly it requires all parties involved to work as a team. Communication and respect for each individual’s area of expertise is the core to having a successful and enjoyable real estate transaction.  In the metro Atlanta area it is common for a real estate transaction to include the following people:

 

  1. Buyer – A ready, willing and able individual who knows the specific criteria for the home they wish to purchase.
  2. Seller – A ready, willing and able individual who knows the history of the home or property they wish to sell.
  3. Buyer’s Agent – A real estate professional which represents and assists a Buyer in the purchase of a home.
  4. Seller’s Agent – A real estate professional which represents a Seller in marketing and selling their home or property.
  5. Mortgage Lender – A mortgage professional which assists a Buyer determine their ability to obtain a mortgage and assists them in securing a mortgage for the purchase of a home.
  6. Home Inspector – An individual whose expertise is determining the condition of a property a Buyer wishes to purchase.
  7. Appraiser – An individual whose expertise is determining the value of a property a Buyer wishes to purchase, financed by a mortgage.
  8. Closing Attorney – An attorney who performs several functions including: A. Researching the title of a property a Buyer wishes to purchase to make sure clear and marketable title is obtainable B. Represents the Lender at closing by presenting the mortgage documents for signature. C. Dispersing all funds according to the Lender’s instruction and the real estate contract. 

The list above is just a baseline for the people who may be involved in the average real estate transaction in the metro Atlanta area. Based on the complexity of your purchase there may be more or less.  In some cases those listed above maybe working with a team who you may encounter at some point.

Stacey, I have never understood why anyone would want to go through a real estate transaction with an agent or an attorney. It just doesn't make sense with all the complex things in this industry.

I love the way you have outlined "the village." There are so many players in a real estate transaction who play an important role (even the advising relatives!).  For anyone to think that buying a home can be a success without including all necessary parties working together, it unrealistic and could prove to be a disaster.  Excellent post!

In California we generally do not use Attorneys.  It sounds like they basically do what Title and Escrow does out here.

I'm sure glad we don't have to deal with attorneys here in Oregon.  We use a combined title/escrow company to close transactions.  Every transaction I've been party to with an attorney at one end or the other is never smooth... LOL!

Stacey, this is really a great blog post and confirms to me, once again, how much Realtors/Brokers "have on their plate" and what great responsibilities there are for you guys! It does help to know this information.

Having a great team is so important - everyone working together for the same purpose . . . YES!

 If you should post a "part B" to this one wouldn't it be great to add to seller:

Seller – A ready, willing and able individual who knows the history of the home or property they wish to sell . . . and are willing to hire a stager to help them get it ready for the market.

Virginia, You are right. Stagers have evolved the real estate industry by assisting agents and their sellers get the top dollar for listings in the least amount of time.

If buying a home is that complex – and it is – then why are Realtors perceived by so many people as less-than-totally-honest hucksters who drive expensive cars, provide taxi service and door opening services for buyers, beat up sellers for price reductions so their (overpriced) houses will go into escrow and cash big checks for doing little?
