HOW MUCH: List Price $112,500

This is one of those times when I see something that isn't my listing but is in a price point that is so often requested, that I feel compelled to highlight the property.

#1124 Hilton Head Resort-Four Seasons, Hilton Head Island, SC is one of those properties. Listed at $112,500, at the moment, the villa is generating upwards of $20,000/year in short term rental income.

Now, just like some commercials say, 'I can't guarantee that kind of money,' I indeed cannot nor will not; however, the owner does have rental pro formas that will illustrate how those numbers are attained.

WHAT ABOUT THE LOCATION

This villa is located in Building 1 right on the first floor with easy access either via the elevator or from the end of the building right up the stairs - also just a short stroll to the beachwalk and the ocean in the horizon. There is a lovely pool surrounded by the rest of the units in the building which overlook that courtyard. There is also a small 'Ship's Store'/convenience store as well as an outdoor bar area. It has a small patio area in the front to people and pool watch and a place to relax and listen to the music from the pool area.

Hilton Head Resort, in the spirit of full disclosure has had its ups and downs but the current management is doing a terrific job of really increasing the value of this property for its owners. With new roofs, new paint on the whole exteriors, new running track on the inside of building 3, resurfaced pools, boardwalk to the beach, restaurant at the beach, maintained tennis courts, and 2 outdoor pools, this resort is really being watched well. The security at the guard gate keeps folks who shouldn't be in out and is caring and responsible to the owners and guests alike.

There are four buildings at Hilton Head Resort - Four Seasons and the reason for the name is that ostensibly each building represents another season. Building 3 with its indoor pool, spa, running track and play area represents winter; Building 4 closest to the road with the tennis courts represents spring I'd guess, Building 1 with the closest proximity to the ocean represents summer, and the only season remaining is fall and perhaps that's the intent with Building 2 which has some marsh and tree orientation so you can see the change in the seasons from there. Down at the end of the beachwalk - and there is an 8 person shuttle/golf cart to take you to the beach - is Coco's Restaurant and bar; a fun gathering place and also has rest rooms. This just happens to be one of the prettiest beach areas on the island and the same is cleaner than that closer to Port Royal Sound.

WHAT ABOUT THE RENTALS

Each building is rated according to the rentability of the condos. Building 1 has the highest potential due to its beach-oriented location and views with Building 2 close behind in desirability. Building 3 wth its indoor area is not in as high demand and potential desirability in Building 4 really depends on how close the villa is to the main road - though there are some lovely views of the pretty Palmetto Dunes Fazio Course from one side of Building 4.

There are no rental restrictions; i.e., you may rent the villa either short or long term. There is also the ability to offer your villa to the hotels for their hospitality interns though I don't have specific contact or contract information on that; I just know that there are quite a few university students who are majoring in that field and the hotels pay the owners for the students to stay there.

Average weekly rental fees obviously vary greatly and depend on which building and the condition, furnishings, etc.
