Can Neighbors really make or break a Real Estate Sale?

How powerful is the almighty Neighbor? They can make a Home Owner sell and they can keep a Buyer from Buying. Yesterday I had a nice couple from MA who are relocating to NH. We went to look at some upscale condominiums. During one of the showings a dog was barking as we approached. We went inside and they liked the unit. As we exited the neighbor came out and apologized for the dog barking saying the dog only barks at strangers. She said the dog is a good watch dog and even barked when all the cars in the parking lot were broken into.

You just never know when selling your home how a neighbor may affect the sale of your home. This is when a listing agent can turn into a great listing agent. It is important to identify any potential problems when listing. I have walked to many neighbors homes to introduce myself, tell them I listed the home and asked if they knew anyone who wanted to be their neighbor.

Absolutely they can.  I have a property manager that is trying to preserve his job by sabataging the sale of his bosses property and because he lives in the neighborhood and has security cameras he knows when someone is looking at the property.

Cant wait to read it. Ill be watching for it. Yes condos that allow pets are great for pet owners, but not so much for people without pets. Maybe pet only buldings with a nice dog park and no pet buildings for those who desire no pets?

Yes they can and this is the same comment story I used on another post about A/I. This story is a crack up. About a month ago I got a vintage condo in a really nice building under contract with first time buyers who both happen to be music professors at Northwestern University. The husband is a piano player and teacher. Upon them deciding they wanted this 3rd floor 3 bedroom condo I mentioned the fact that I had sold the 2nd floor, the unit directly under the one they were buying , to a different client about a year ago. I stupidly suggested I introduce them because both the other couple had become friends and are really nice.

I called the old client the night before and he said I should knock on their door during the inspection and introduce everyone. I did so and when we were in the condo the new client noticed a piano in the condo.

During A/I he killed the deal saying he did not want to live about someone jamming away on a piano like Jerry Lee Lewis even though this is not the case these people are not like that. He intended to bring his own piano into so I sort of did not understand at that time and was unhappy.

 

The reason I think it is funny is because I sold them a different condo that was 10% more.

Scott oh yes on occassion a neighbor will be a problem for the home seller. Some do it out of spite and some don't get what's coming out of their mouth could hurt their neighbors sale.

Hi Scott - You're right, it isn't rare for a neighbor to ruin an otherwise perfect property. The best time to find that out is ideally before buying, but there really isn't a great way for a selling agent to reserach that one..

We had a situation Scott where the neighbor killed any chance of a deal. He approached us as we were leaving a condo and followed us to our cars. Asked too many questions, had too much to say and he made the buyer uncomfortable. When we finally were able to pull away from him, our buyer said "no way will I move here now"!
