Ever since I started working with Real Estate, I've been itching to work with REO properties and now that I am working with them...I am happy because I am learning something new everyday. On March 14th, my mother (Rosemary) and I went to our first Bank Owned property. Our assignment was to issue a letter stating that we would offer cash for keys. At first, it didn't seem to phase us because we were happy to get the property and have a task to do with it.  

    Once we got to the property, we started to strategize. I told her Ill take the pictures and you knock on the door to talk to the owner's!! I told her I had her back!! Although, I don't know what I was going to do with heels on and a camera in my hand...but I did have her back! Luckily, as we pulled up we saw someone leave the property, I asked, "if he was the owner." He told me, "no, but the owner would be home shortly" and went in the house two doors down.

    Not even 2 minutes later, one of the owners walked up (as I was taking outside pictures) and stated she was the owner. My mother proceeded to inform her that this is a bank owned property and we wanted to offer her cash-for-keys. The owner was receptive and seemed to have detached herself from the property and told my mother that she was interested, would contact her husband and then get the information we needed back to us in the allotted time period.

    My mother felt so bad to relay this message to her, but the owner understood and ended up consoling my mother. Telling her,"it'll be okay and she'll be okay."

     Not even two weeks later, the owner had the inside of the house clean and the backyard cleared. We now have several properties that are Bank Owned and we are busier than ever just learning about the process. I am excited about getting my hands wet! We are also blessed to have a Broker and associates who understand this process and help us understand the ins and outs of listing and selling REO properties. We also have access to REO properties that have not been listed yet throughout Northern California!

Doreen and Gita - Now is the time to get into it and learn about it. I would Google REOs and read about the process and check other AR members Blogs for additional experiences. There are hundreds of asset management companies that you can sign up with over the internet and if you do Short Sales I would get to know your contact with the mortgage company or bank and see if they are willing to give you additional information on how to get into their system and work their REOs.
