When selling your home, more often than not, you want it to sell as soon as possible. There are 5 changes you can make to your home prior to showing it that can make or break your showings! You never know what little change is going to push a viewer from, "Well it's okay" to "This place is awesome!" 

 

5 Projects You Can Implement! 

1. Clean Up!-- Nothing kills a mood more when walking into a home than the foul smell of dirty shoes, old garbage, or pet urine. The judgement of the home just in it's smell is almost instantaneous when walking in the front door. Before your next showing, take a few minutes to use cleaning product on some areas of the home so that the buyer walking through can smell that it has been cleaned recently. Don't underestimate the power of scent! 

 

2. Remove Personal Items!-- People walking through your home want to be able to picture themselves making a life there. That won't be an easy task if Nana's 60th Birthday photos are still on the fridge or your clay ashtray from 8th grade is still collecting dust on the top shelf. Understand that people want to see a more general overview of the home you've kept, not the specific personal items. Don't be offended-- just take them out and your home could sell faster! 

 

3. Reduce and Declutter!-- We get that you adore your beloved collection of Precious Moments. Buyers don't care what collections you have. In fact, it will be hard for them to focus on the great features of your home if they can't see past your obsession with salt and pepper shakers. So before your first showing, make sure you pack up items in your home that cause clutter and stray people's attention to what really matters-- like the custom book shelves you had made to match the kitchen. It's apparent that you will be moving soon, but please don't show us any boxes! It just distracts buyers. 

 

4. Paint is Important-- Your daughter's custom decorated Barbie room was out of this world. It's possible though that the next person living in that room could be into the outdoors or Ninja Turtles, and bright Barbie pink isn't their color. Take the time to make odd ball paint colors neutral in your home. Your buyer will really appreciate the switch; it makes less work for them later and allows them to visualize more while walking through. 

 

5. See the Light-- We talked about scent earlier; Lighting is just as important. Having the right lighting in a home can create an atmosphere that's warmer and more inviting for strangers walking through it. Having dark or dim lit areas can cause a feeling of uneasiness or fear without even trying. 

 

Help the buyers hit most of the senses when walking through your home; Seeing, Smelling, and Hearing being Most important! (Fix that noisy fridge if need be)
