Home Staging Advice-Home Inspection Before Listing
I've talked about the meaning of home staging many times on my blog. Often times, people have a one sided view of what home staging entails. But really the best way to describe it is preparing your home for sale. It encompasses a lot of things; painting, rearranging, repairs, updating, advice etc. One piece of home staging advice I like to give my clients is to have a home inspection before listing your home for sale.
Why do I tell my clients this?
It all goes along with prepping your home for sale. When I do my home staging consultations, I can spot the repairs that need to be done on a cosmetic level. Things like a leaky faucet, broken light fixtures, sticky kitchen drawer or closet doors that won't shut properly are all little annoyances that your potential buyers will have to fix once they move in the home. Nobody want's a "to do" list the minute you move into a house. There's already enough to do with unpacking and settling in!
But what I can't spot are the structural issues of your deck, chimney repairs, and plumbing issues you have because I'm not a home inspector. If you fix everything cosmetic, and your home shows beautifully, but your hot water heater leaks and your fire place is falling apart on the inside, you bet that's going to affect the offers you get. Buyers don't like bad surprises after falling in love with your home and it can kill deals.
It's better to be prepared ahead of time and know what issues your house has so you can fix them. Even if you decide to not get them fixed, you'll be preparing yourself for negotiations when those issues come up at your buyer's inspection.
