I Think The Stucco Is Falling Off My Walls

 

Many of the older homes down in the Sacramento Downtown area have a interesting mix of exterior building materials. You can see wood siding, lap siding, stucco, and stone – all on the same building. This is not always the original construction of the older homes in Sacramento, but it is currently.

 

It looking at a home built in the early 1900’s yesterday, it was apparent that some repairs were desperately needed. One of the concerns were the areas of stucco had cracks. They had been concealed at one time but things have gotten worse. I had a chance to see that the stucco was coming away from the wood framing. This was due in part to moisture getting behind the stucco exterior.

 

 

 

The moisture looks to have caused wood damage and possibly some settling to the walls around the perimeter of the building. This will not be a matter of just filling in the cracks in the stucco and calling it good. The stucco is falling off! In some places, the gap between the stucco and framing is 2-3 inches – nothing is connected to the wood framing.

 

Since the stucco is limited to the lower 4-5 feet, the whole section needs to be removed. I’m sure that there will be some water damage to the wood framing; this will be much easier to repair with the stucco removed. There are some uneven floors that can be felt when walking through the home and I’m sure that additional work will be to be done. Older Sacramento homes, have a way of compounding repairs once it’s is opened up.

 

It is important that a contractor with experience in water related damages be called to see the whole problem, not just the quick fix, low price patch. These Sacramento homes have been patched for way too long while the real problems have continued to create bigger concerns. Contact a local Sacramento General Contractor for help.

I have always been a Stucco fan John. You do not see any newer homes being built with it though. I would take Stucco over frame any day. With proper maintenance it lasts.

We do not have many stucco homes here in NH, there are a few but again, not many. It is interesting to learn a Little but more bout them because for the few I have seen and sold, I have seen this condition as most were REO and in need of work,
