Sonoma County Home Sales April 2014
Who put the brakes on? Are buyers getting so frustrated that they have stopped looking for a home to buy? Actually, that would not be a bad thing inventory wise, we are still lacking in that category. This past month, we didn’t see double digit increases across the board like we did in March. Instead, we experienced a little bit of a decrease in some areas, where others remained flat. Overall, it would seem that the market is flattening out a bit which it needs to at some point. Sonoma County home prices have increased a whopping 21% in value over the past 12 months, a rate that cannot continue for long.

The big winner last month was the Russian River area, with a 42% median price increase compared to the same month last year. Second place goes to the Cotati/Rohnert Park area. Sebastopol flat lined and the 55+ community of Oakmont dropped almost 18%.
The days on market at TSR (The Sea Ranch) remains the highest in the county at 203 days, compared to Oakmont’s 48 days. Senior housing is a hot commodity in Sonoma County, if you are looking for an over 55 community, give me a call and we can discuss your options.
