Before navigating through the financing sharp curves, pot holes, sudden dips  around blind spots up ahead.

Pole vaulting over legal hurdles. Clearing the deadlines, addressing the personal timing, life situation needs of both the owner and buyer of the real estate. To make it happen for both.

But like a doctor who's announcement on a health concern, a lawyer who firmly informs the limited legal options to a client.

Good morning, Andy....ditto to what Roger said.... not every seller is realistic about their price and not all take the advice of the agent.... and they just sit, even in a seller's market.

Andrew - Absolutely true.  The market dictates the price of the property, not what the seller needs to make on the transaction.  By the way, that is a nice picture of a country road in Maine in May!

Joe ... To link up or not means can this have a happy ending. If the price of three times the real value is set in concrete, unmovable, smile, shake hands, walk then run away to something you can help out on. That has a ghost of a chance getting to a real estate closing.

Cindy ... They don't deal in the listings knee deep, the over your head and hold your breath properties we wade through. That is why they neeed us.

Gabe ... Appraisers, they have the price lever control and the do this, do that list of devil in the property listing details, updates, program loan compliance issues.
