Absarokee Montana

Are you afraid of what's happening in the real estate market?  Like with the Foreclosure.  Don't be!  It will bottom out the Foreclosure!  I have been talking to some friends I know, and they all agree with me about the foreclosure.  It will bottom out!  When?  To be honest I'm not sure when it will bottom out, but it will happen.  

Share your opinion about the foreclosure.  

I'm covering the area of Stillwater County, Carbon County, and Yellowstone County.  Which area of each County?  Stillwater County; I'm covering the area of Absarokee, Columbus, Nye, Fishtail, Dean, and Ryegate.  Carbon County; I'm covering the area of Red Lodge, Roberts, Roscoe, Boyd, Joliet, Rockvale, Bridger, Fromberg, and Belfry.  Yellowstone County; I'm covering the area of Billings, Laurel, and Park city.

As more of the untrained agents die off, and the market is left with a higher percentage of professionals vs. amatuers, buyers will be better informed on what they should be paying.  This wave of buyers is about two to three waves away.  Let's see how the first wave of First Time Homebuyers are handled.  If handled right, we can force the bottom to occur quickly.

Mark - I would love to see it bottom out soon.  I would love to see the way this will turn out in the long run.  Like you said if it handled right.  Yes, I agree we can force the bottom sooner.  I do agree with you about the buyer will be so inform on what they can and should be paying.  I have been seeing alot lately untrained agents dropping off.  The Foreclosure isn't a easy job to handled, especially when using the short sale when the seller and lender has the last word on who will get the property. But if doing it right the first time when writing up the short sale, and making the offer look good for the seller and lender to consider the offer.  I do agree with you about if it handled right!

In my opinion, the foreclosure crisis is not near the end just yet.  This being a Presidential election year coupled with the last dastardly political pushes to spend money by the government under the current administration ... well, it's nothing short of exasperating.  But it happens every time there is a Presidential election - the outgoing administration spends and deals with impunity, while the incoming administration gets to deal with the aftermath.  

Once a new administration is in place I believe that the subprime lending issues, the foreclosure issues and the Fed will all balance out within 9 months to a year.  And hopefully short sales will not be a common sales option for homeowners.
