In today's Wylie housing market it is no secret that the number of homes available for sale is less than 6 months worth of supply. Why 6 months? Because with 6 months of supply - homes available for sale - the housing market is considered neither a buyers or sellers market. But I haven't seen that market; at least not in the last 6 or 7 years.
Last summer the housing market had made a complete flip going from a buyers market to the seller due to a drop in supply and an increase in buyers eager to get out there to find their new home. It caught buyers uunprepared leaving some discouraged and willing to wait another summer before finding their dream home.
The chart below is an indication that available homes for sale in Wylie, summer of 2014 will be even slimmer for today's buyers. Don't think you can look for your home then spend precious time qualifying to buy before you make an offer. Be ready - many homes are being sold in a matter of days.
Not only do buyers need to be able to buy they also need to be willing to purchase that home once they find it. Yes, there will be a time to inspect the home and make sure that the condition meets all of the buyers' needs. That process happens during the option period of the purchase contract. When looking for your home buyers need to be ready - nothing stands in your way of buying, able - you have been pre-approved for mortgage, if necessary and willing - will make that purchase.
Sellers, if you are considering moving it is just as important for you to have your house ready to sell before putting it on the market. A house that is well-maintained and properly presented will likely sell at the market value or better and in less time.
