Princeville Kauai condo + house update for the week of May 18th to 24th

Hope you are enjoying your Memorial Day weekend, and even more importantly, that you have taken time to remember and give thanks to all of those who gave their lives in defense of our freedoms.

It was a fairly busy real estate week with action in both condos and single family homes. We ended this week with 68 active condo listings ranging in price from $340K for a Sealodge up to $2.5M for a Ka’iulani. Take a look at what changed for condos this week:

Pu’u Po’a 301 last sold for a mere $272,500 in 12/98, and is now listed for $1.675M. Newly remodeled this unit is also a vacation rental. Villas of Kamali’i 49 is now on the market for $735K after selling from the developer in 10/03 for $509,400.

Contingent:

Puamana 8C is now in escrow after 62 market days. This condo was purchased for $320K in 11/10 and is priced at $385K.

Under Contract:

Villas of Kamali’i 49 wasted no time in finding a buyer – doing so within 3 days while listed for $735K. This townhome sold from the developer for $509,400 in 10/03.

Expired:

Mauna Kai 84, priced at $450K expired after 364 market days. The prior purchase price was $525K in 9/04.

Price Changes:

Villas of Kamali’i 35 was purchased for $562K in 5/03 and reduced from $678,900 to $648,900. That’s it for condos.

Now on to your Princeville home update where two homes found buyers this week leaving only 24 available homes, ranging in price from $699K to $1.936M:

4910 Akai Place is a new listing priced at $875K. The last sale of this home was for $460K in 10/02.

Contingent:

4030 Kaikioewa Place, priced at $995K, finally found a buyer after 498 market days priced at $995K. The prior purchase price was for $835K in 9/11. 4100 Nalani also found a buyer while listed for $1.179M. The last sale was of the lot for $210K in 11/02.

Sales:

3895 Punahele, which was priced at $825K, closed for $795K. The last sale of this home was as land in 10/72 for $16,184.

Price Changes:

After 231 market days, 5371 Honoiki reduced from $1.295M to $1.095M. The prior sale was for $375K in 4/02.

We’ve got one more week in May and the sale count is already at 81 which means we only need 4 more sales this week to match last May’s 85 sales. With 43 properties currently showing as under contract, there’s a good chance we’ll beat last May’s sales record.
