We have found that the staging work we do brings results when we rent furniture to create a consistent look in the home to attract our target market.
In this property at 150 Mulholland in Thornhill we worked with the client over the past year. The home was painted to give it a fresh, clean look. A neutral, staging safe colour was selected by us to create a model home look.
Then the homeowner moved their furniture to their new condo. They left us a blue leather tufted sofa and two baby pink wing chairs to work with in the front living room. Not exactly what a new homeowner would be looking for in their new home but we knew we could make it work with the right accessories.
This home sold in 4 days, with four offers and for $85,000 over asking.
The agent and home owner were ecstatic with the results. The home was not under priced.
The staging created value in the eyes of the buyer and they put in offers to make sure they were the family that would be moving in to this spacious five bedroom home.
Here are a few before and after pictures so that you can see how we staged the property using the home owners furniture and then how we used modern traditional furniture to stage the rest of the home.
In the living room we added artwork of a sailboat that had the same colour blue as the leather sofa along with accent cushions the same colour on the baby pink wing chairs.
In the family room we created more value in the home by setting up the furniture to market the fireplace instead of the TV.
In basement family room we created a warm and inviting scenario for the buyers to imagine themselves enjoying their family time together down here.
In the master we used the existing mattress and ordered modern traditional bedroom room furniture with a fabric headboard and rails along with a dresser. Without furniture it can be difficult for buyers to see if they could fit in their furniture easily. If you can make your buyer feel safe in their decisions they will put in an offer on your property.
In the second bedroom we introduced a fun bright coloured theme for the children to like. There were 5 bedrooms in this home so we knew we had to attract the kids with some fun bedding.
Investment, minimal.
