Statistical information in this report for this Craftsman-inspired development is from our local multiple listing service (mls) as of May 24, 2014. I will also share sales results for full year 2013.

California Rose Court is a paired-home community which was built in 1989 and 1990 by KB Homes(then known as Kaufman & Broad). The 168 home development is located in Northeast Pasadena near Pasadena High School and Victory Park. The Foothill(210) Freeway and the Gold Line light rail station at Sierra Madre Villa are convenient as is shopping, dining, recreation and entertainment.

The appeal of California Rose Court is evident through its low turnover of properties sold in the community. The attractive California Craftsman-inspired exteriors include river rock accents, shingled exteriors, wide eaves and lighting reminiscent of the era.

Abundant windows, high ceilings and open floor plans create two and three bedroom two story homes that are quite livable.

Modern yet expected conveniences such as attached two car garages, laundry connections and central heat/air conditioning remind you that some early 20th century Craftsman architecture is best when it has been updated for our modern lifestyle.

There is currently just one California Rose Court home available for sale. It is a three bedroom/ two-and-one-half bath home with approximately 1660 square feet priced at $599,000. So far this year there has been one mls-reported transaction, a three bedroom plan with approximately 1562 square feet which closed for $572,000(list price $579,000) in an all-cash transaction in January 2014.

In 2013, there were five mls-reported closed sales ranging in price from $530,000 to $597,000 with an average sales price of $557,400(median price $550,000). The average sales price to last list price was 101.74% and average price per square foot was $339.90.

I remember when California Rose Court first opened their model homes(it was before I was in real estate) and the community was a something that we didn't see much of in Pasadena. As a fairly built-out city, new construction was rare especially on such a large scale. Over the years, it has become a very popular destination in Northeast Pasadena for those who like the architecture, the community feel and a bit less maintenance than a typical single family home.
