GFCI’s and Garages, got them all protected? Douglas County Home Inspection

 

As a requirement of Washington State SOP for Home Inspectors we are to identify any missing or inoperative GFCI’s per industry standards. With GFCI’s we are required to tell our clients that they should be installed in all areas missing them.

 

So lets talk about garages, accessory buildings (ground level) not intended as habitable rooms and used as storage areas, work areas, and areas of similar use are required to be GFCI protected.

 

It used to be that you could have one dedicated receptacle for a freezer but that has been removed. Another receptacle often missed is the receptacle for the garage door opener, yep it needs to be GFCI protected also. I found the best way to test for this is trip all the GFCI’s in the garage and then see if you can open the garage door. It open there most likely no protection.

 



The requirement for GFCI receptacles in garages and sheds is to improve safety for persons using portable hand held tools, string trimmers, snow blowers, and similar tools that might be connected to these receptacles. They are also required because auto repair work and general workshop electrical tools are often used.

I have never seen a garage door opener receptacle covered by a GFI.  Mine isn't.  I prefer it that way.  No phantom tripping, preventing me from getting into my house!

Nice trick for 'testing' the garage door opener outlet for a GFCI, but I would consider that outlet to be a low hazard even in this 'wet' environment.

My house was built in 1998.  But still, if I bought a house with the GFI needed there I would get my pass and replace the receptacle with a regular!  I realize there are openers with batteries, but that's another layer to cover the other layer which I consider unnecessary.  Too much nannie in our lives.

I'm such a rebel.

Donald, this is very applicable to the Factory Built Housing industry. Especially in older Mobile/Manufactured Home Parks/Communities and especially old "Trailer/RV Parks" where folks have jerryrigged all kinds of Micky Mouse electrical outlets to service their washer & dryers, outdoor refers, lighting, etc. Another home run for me to share with the http://activerain.com/groups/manufacturedhomes

I don't know if we are nannies as much as we are caretakers, protectors and good neighbors!

And the realm needs good protection.  You could say we practice safe caretaking.

I with Jay, GFCI protection for the opener circuit. I have never seen it here, nor do I think it's a good idea. I would also balk at the freezer being on a GFCI. That circuit trips, all the food defrosts!
