The Seller Needs to Tidy Up, to Show the home,
but the Photos are Not Tidy in the MLS.
When a Buyers Agent needs to show an occupied home, the person occupying the home is given time to tidy up before the showing. Everyone, including the Agents hopes that the home is clean and is presented in the most favorable light.

So, If the Agents wants the home presentable, then they should make sure the home is presentable on the internet. The Agents photos actually, are more important than the actual showing. If the photos don't show well on the internet, the buyers won't ask for the live showing.
Make sure the home is not listed, until the Seller has cleaned it, to the satisfaction of the Agent. Here are some Photo tips that a Real Estate Agent needs to adhere to, when listing a home. First of all, all photos need to be taken with the proper mount of light. Don't shoot into the Sun outside and try not to shoot a room, where the sun is blazing through the window into the camera on the inside.
Outside Photos
- Put the garage door down for outside photos
- No Garbage cans or trash cans should be in the picture.
- All toys should be removed from the yard, except for permanent items, such as a swing set.
- Cars should not be sitting in the driveway, or in the picture.
- The lawn should be trimmed.
- Keep people out of the picture.
- Definitely, do not shoot outside photos through a car window.
Inside Photos
- Clothes, blankets, towels, etc., should not be laying around.
- The beds must be made.
- Don't end up in a photo, while taking pictures of rooms with mirrors. (Very Tacky)
- Keep dogs and cats out of the photos
- When taking Bathroom pictures, make sure the toilet lid is down.
Most of all, make sure the camera is:
in focus and not crooked!
If you adhere to these rules, you may just sell the home faster and get the price the seller is hoping for.
