My Buyers Want to go thru the Property Again....Before the Walk Thru

      Buyers sometimes want multiple visits to a property after they have an accepted offer...after they have been there twice....after they have attended the inspection...just because.....they want to go thru and measure this....they do not remember that...this request is more often to come during a short sale when the wait for occupWISHESancy can be less than short.

     If we do not have bank approval in a short sale, we do not allow yet another visit. If it is a traditional sale, we always tell the selling agent to have thome buyershe Buyers measure or do whatever they feel is important either at the time of inspection OR the final walk thru and not expect to interrupt Sellers at their request while they are experiencing a hectic schedule packing and moving and reorganizing their life.

     An additional visit is unwelcome by the Sellers we represent.....and can result in new observations of the crack in the....the missing...the repair or replacement of.....The time for those observations has passed and any new discoveries cannot be addressed.

  Considerate   Be considerate....be aware....as Buyers agents...every wish a buyer has will not be granted....and appreciate that for the Sellers...it is a time when one more interruption is not appreciated. It matters not whether the Selling agent is a buyer agent or a selling agent...professional courtesy should take precedence in our opinion.

We cannot forget the Seller..and when Buyers have already had a minimum of 3 visits to the property....there comes a time...when you wonder what the point is for the buyer or the agent.

This is a fine line for sure.  It seems that "usually," in our state, buyer are given 2 visits for contractors, etc.  this allows them to get estimates and begin the work after closing.  Usually, it's too early at the inspection phase as too many things can fall through plus you'd rather have the buyers focus on what the inspector has to say.

I have done inspections for buyers who have seen the house many times before the inspection, but I don't know if they ever go back after.

Good morning, Sally.... the final walk through should be sufficient for inspecting....everything will be out of the house and the inspection should be just for that purpose.... to make sure there are no personal items left behind for the buyer to dispose of...and to make sure the home is "broom clean"....the magnifying glass should have been there at the home inspection, not at the end of the game.

Sally & David, Many time Buyers are so excited about the new home, they want to go back to see how they can place furniture, they may have to get rid of some. They want to make sure they have a good idea of what they will need to do when they take possession.

In all that, they forget that the Seller is still in the home and that repeated visits will not be welcomed. It is our job to make sure both sides are considered.

These repeated visits don't bring about good things. Like you said the buyer starts seeing more and more and wants to start negotiating again.

It can certainly be a dicey subject. I have not had issues when working with buyers who have tended to be pretty reasonable, but I had one listing where the buyer vist requests were so numerous sellers finally said NO. It was ridiculous. Our contract specifies "reasonable" access. 6 visits (non inspectional) was not!

Hi Sally and David,

Good to have polices in place and proper expectations set. It's up to agents to educate both the buyer and seller on protocol. Some buyers are excited and can't wait to call it their own but have to be respectful of how many times they can request access after the inspection. The inspection is a perfect time to measure and think about where furniture is placed. The inspector is busy and will be happy to go over the repair items that need to be addressed at the end of the inspection. Make the most of the time you are in the house during inspections and discover what you need to know!
