Roosevelt-Ravenna-Maple Leaf’s  real estate signs remain positive

The median list price in Seattle’s Roosevelt-Ravenna neighborhood is $600,000 is up from last week’s $552,5000.  Demand measured by the Market Action Index (MAI see below chart) is increasing and  days-on-market is trending downward.  Even as more properties come available, these are positive trends for the market.  

 

Supply and Demand

In the last few weeks the Roosevelt-Ravenna-Maple Leaf real estate market has achieved a relative stasis point in terms of sales to inventory.  However, inventory is sufficiently low to keep us in the Selller's Market zone so watch changes in the MAI.  If the market heats up, prices are likely to resume an upward climb.

Prices

We continue to see prices in the  Roosevelt-Ravenna-Maple Leaf area settled at a plateau.   Look for a persistent change (up or down) in the  Market Action Index before we see prices significantly deviate from these levels.
