When Husband and Wife Can’t Agree … On A House

I have been working with this married couple for about a month. They are purchasing their first home. They are interested in a very small community serviced by a specific middle and high school. In addition, the home has to have a certain number of bedrooms, specific parking, and the bus stop for their middle schooler MUST be on the same street as the house.  These are the basic requirements in addition to what I thought was a limited budget.

I have been successful in locating at least one property each week for them to view. This week I located two (2) new listings, one (1) with a new price reduction and one (1) back on the market which appeared to meet ALL requirements! We go to see the properties and out of the four the wife likes two. Now, I pose the question. “Which house is your house?” The wife says let me confirm the school districts and the placement of the bus stops and I will call you in the morning.

Sure enough the next morning I get a call from the wife. She is upset! She and her husband do not agree on the use of the rooms for the two houses. Yes, I said use of the rooms not the actual homes or floor plans. I listen for the next thirty minutes as the wife vents about the situation. I console her as best I could and tell her to not mention houses to her husband for the rest of the day. I ask her to give me a chance to see if I can switch up the search criteria and locate some houses that will suit both her and her husband.

I know this is going to be a challenge because in essence I am now looking for a bigger house on this same budget. The same day, I edit the search criteria and I get one property in the search results. It is a house I have already sent to them before, I re-send it. I do not get any response.  Later that night I get a text message from the wife, she has spoken to her husband about the house hunt. He has agreed to increase the budget. I am a little weary because I don’t want the husband to think I am trying to manipulate them into purchasing a more expensive home.

Well, I increase the budget and start getting more homes that meet their criteria. I email them off to them both. The wife is responding and sending some over addresses to homes she has found on the internet for me to check the availability. Then I get a call from the husband. I think uh-oh, I’m in trouble.  He says, “Did you get my email”. I say, “No, let me check right now”. He says, “I am sending over a new pre-approval I have increased the budget and I wanted you to have the new pre-approval letter.”

WHEW!!! I guess the husband thought happy wife…happy life!

See, the husband is my HVAC technician for my family home and I use him for homes that I property manage. He is a wealth of knowledge, easily accessible and charges fair prices. This is hard to find and I did not want to damage the relationship. I am so glad this is working out!

Stacey,

Sounds like it was a dicey situation at first.  But I am so glad that the situation is having a happy ending. It is always a blessing when the husband and wife are in agreement and on one accord.  It makes our jobs to serve them easier as well.  Much success on this transaction!
