There are six active listings in the Delaire Landing Condo Community

There is one :  1BR unit priced at $106,800

There are five : 2 BR units priced $139,000 - $178,900

There is one pending sale that we will discus when it goes to final settlement. For those that read my blogs you know I will not discuss price on pending sales . They are not public knowledge .There are many factors that may effect the sale such as a home inspection ,mortgage and many other contingencies we have discussed in previous posts.

There have been four sales in the Delaire Landing Condo Community

There was one : 1 BR unit sold $99,000

There were three : 2 BR units sold $115,000 - $150,000

It is my professional opinion that we are seeing condos listed higher then market value. Statistics show when this happens sellers often get much less for their homes .Listing at a more realistic price and at market value puts more money in the sellers pocket .Condo market is up from last year. It was not that long ago that there was not market for condos and there are still many banks and mortgage companys that do not want to finance condominiums. With that said we will move on .

Delaire Landing Community is a beautiful place to live . It is a gated community located in the the Torresdale section of  NE Philadelphia Pa. in zip code 19114. There are two pools with a fantastic view of the Delaware River . There are tennis courts for those who play tennis. Looking for a card game ? You have found it whatever you play I am sure you can find your game. There is a game room to shoot some pool .There is also an exercise room with a view of the river . Looking for entertainment? There are many trips planned . You will never be bored at Delaire Landing Condo Community . There is so much to do if you choose to do so .

Delaire Landing condo also has a shuttle bus that takes you to Septa trains at scheduled times for those who need to take the train . The Septa bus is just outside Delaire Landings gates . There is also a WAWA convenience store across the street. Looking for a meal and a brew Maggies on the Waterfront is a short walk or drive .
