Great Pics vs. Virtual Tour vs. Guided Video Tour

Which one do you think your Seller or Buyer would prefer?

I have been approached by Sellers and Buyers recently that asked me which was best. I always try to take great photos and upload as many as allowed into the MLS and other sites. I have been told that Virtual Tours are nice, but can be distorted. Some like a little video (like Youtube style) of a walk through of the house. All have their positives and negatives.

Photos: A picture can be worth a thousand words. Example: My Graffiti House PicGrafitti House

Virtual Tours: Have the ability to 'circle' the room and show its entirety. They also someone distort the distances.

Video Walk Through: Have the ability to give the Buyer a good layout and picture of the home. A drawback is that often it seems "unprofessional" since the video often "jiggles". I would suggest not commenting on the house while doing the walk through, but go back and add audio on top of it.

You said it all. I stopped doing virtual tours for many reasons. Still shots, when done right, are fine.  Most of us, including me, could use a class in digital photography.

I could use a class too! We do Virtual Tours and videos. I like Virtual Tours a lot and so do my clients. Every little bit helps in this market.

We have used virtual tours, currently have only one going.  The reason why we used the virutal tour on this one is to show that it was a family neighborhood in a new development with all new homes.  Would not want someone to think that it was a new home surrounded by tear downs.  Sellers like a virtual tour, but we feel that they distort the images --- like a slide show much better, and it does not cost $70 like a virtual tour.

So do buyers!

That is why we get on million people a month looking at ours on line.

And it's not just pictures-it's where your tour goes on line.

Ultimately, it only matters what the consumer-the buyer and seller -likes.

Sellers love virtual tours, so do buyers.

With a record number of properties on the market, gas approaching $4/ gallon and broadband the norm, buyers are eliminating properties based on their internet presentation.  "Curb appeal' of yesterday is "web appeal" today.

Video tours don't need to 'jiggle' anymore than photographs need to be 'blurry' or 'crooked'.  Either you know how to do it correctly - or you don't.  I do video tours all the time, and they don't 'jiggle'.

I personally do not like virtual tours; they make me dizzy.  They tend to elongate everything also.  I like as many REALLY good pictures as we can get.  We have put some money in to the right equipment and wow what a difference that has made.

Hey Matt.  I've used Real Video Tours for about 2 years now, but the problem has been the "computer host".  Organiztions like UTube, Google Video, etc. wack about 2/3rds of the quality of my videos and I'm NOT going to pay some host $500 a month to park some home videos.

I discovered Talk Fusion eVideo eMail several months back and it solved all my problems.  I can host all the videos I want for as long as I want and send as many Video Emails with tracking as I want. My clients LOVE IT !  It's not only a great selling tool for buyers and sellers but an effective method of marketing and selling.  I've sold several houses sending agents eVideos of homes with special interest.

I personally don't care what kind of camera creates a "tour" as long as it makes a house look amazing. After all, isn't that all that really matters? Distorted photos, dark or blurry rooms don't sell houses. Neither do creepy horror movie camera moves that look like Jason is stalking his next victim.

What sells houses is images that grab people emotionally - be they still or moving. Images should be detailed, clear, crisp, and well, real.
