Kingsbrooke Townhouse Report:  April 2014

The pool is open and I bet that is where a lot of Kingsbrooke residents spent the day.  I spent it showing Kingsbrooke and other Bristow homes to buyers.  It's been a very hot market.  So let's see what that meant to the Kingsbrooke townhouse market in April.  We will make comparisons to last month (March 2014) and last year (April 2013.)

Since only one Kingsbrooke townhouse was left available to buyers at the end of April, we'll just look across at our average list prices to compare.  The average list price was down 8/10th of 1% since last month and down 4/10th of 1% since last year.  List prices are suggestions, so remember the best idea of market value comes from the sold column.

Kingsbrooke TownhouseWow!  There were nearly double the number of Kingsbrooke townhouses under contract in April as there had been in March.  The high list price at time of contract, high marketing time, low list price at time of contract and low marketing time were all unchanged compared to last month.  The average list price at time of contract was up 7/100th of 1% since last month and up over 7% since last year.  The average marketing time was 21% faster than it had been last month, but 83% longer than it had been last year.  Right now, it looks like you can expect a contract on a well priced Kingsbrooke townhouse in about three weeks.

Only one Kingsbrooke townhouse made it to settlement in April.  Same as last year.  so let's Kingsbrookecompare averages only.  The average sold price was down over 5.5% since last month and down nealry 2% since last year.  The average marketing time was non-existent in April.  That's compared to 70 days average last month and 26 days average last month.  Given demand, I think property values will continue to increase.
