Royal Palm Beach is located in the Western communities of West Palm Beach and just North of Wellington and South of Loxahatchee (an equestrian community of 1+ acre lots). The market in Royal Palm Beach is growing and poised for future growth, with a mix of gated communities and non-gated communities for townhouses, condos and single family homes.

New retail shops and larger nationwide chains have also recently come to the area in the past months. In the past 5 years we have welcomed a Super Target and Super Walmart in addition to Ross, PetSuper Market, Michaels, Office Depot, Lowes, and new Home Depot location. Restaurant such as Apple Bess, TGIF, Sunny Italy, Subway and others have been around and recently joined by many more.

The recent expansion of Southern Boulevard, which is being expanded from a 2 lane State Road to a 6-8 lane corridor that begins at I-95 and heads West with several fly overs at main intersections, is going to keep local growth and opportunity strong. Fly overs are currently completed at Military Trail, Haverhill Road, Jog Road and under the works at State Road 7. This expanding corridor is a hint and the growth to come in Royal Palm and further West, providing quick access all the way to Lake Okeechobee and nearby communities. The Florida Turnpike can be access either North or South from Southern Blvd as well.

This area is also home to the South Florida Fairgrounds and the Sound Advice Amphitheater, so there is always something going on. Whether its a concert by night at the Amphitheater or and event at the Expo Center (where the Fair is held for 2 weeks every year). These events may range from an Arts & Crafts Fair to the Gun Show and other expositions throughout the year.

As of this morning, (Feb 11, 2007) here are a few statistics from the Multiple Listing Service, about available properties in the Royal Palm Beach Market. (including some preconstruction, prices at the higher range, for the luxury neighborhood mentioned above)

  • 535 Single Family Homes in the range of $195,000 to $1.25 Million - (year built from 1960 - 2007 'new pre-construction')
  • Single Family House average list price is $400,000, but as you see there is a wide range as well. 
  • 123 Condos in the range from $70,000 (55+ communities) to $350,000 - (year built from 1967 - 2006)
  • Condo average list price is about $185,000, obviously within the range above.
  • 158 Townhomes in the range from $95,000 (55+ communities) to $750,000 - (year built from 1967 - 2007 'new pre-construction')
  • Townhouse average list price is $250,000, with many choices above or below that.
  • Office condos have been recently erected on the East side of Royal Palm Beach, on Belvedere Road, with plans for more offices in the corner of Belvedere and State Road 7.
  • Warehouse/Office space is available and conveniently tucked away from major Roadway Southern Blvd so as not to provide any eye-sores for the local residential community.
  • Professional Office Space is also available off Southern Blvd in existing buildings. A nearby lot is being cleared just East of that location for what I suspect will be a retail strip mall.

Breaking Ground in the area - New Constuction:
Recently, ground has been broken just North-West of State Road (extension) and Okeechobee Boulevard where Minto Homes is building a large development.

Other developments in the area are a new strip mall off Southern Blvd (which runs parallel East-West with Okeechobee Blvd) and Lamstein Road, which includes restaurants such as Outback Steakhouse and Carrabbas, retail stores such as Home Goods and Marchals and a soon to be completed Costco.

Further West, approaching Crestwood, a community of luxury townhomes and single family homes will have an office complex and rstaurants on site. The single family homes will be offered for sale starting near the $1 million mark.

If you can't wait for a house to be built, there are some new constuction that have been completed in the area as well. :)

Heading back East, the Southern Blvd fly-over at State Road 7 (a.k.a. 441) is advancing at leaps and bounds with new stores opening and beginning to break ground in the area. Stores such as El Dorado Furniture, retails shops, restaurants and fast food places are open for business. Recently, a new campus for a Christian College is open at this main intersection of Southern Blvd and State Road 7 as well.
Heading South on State Road 7 from this point, you will notice many parcels being cleared for development for medical office spaces, and larger stores such as PetCo and Best Buy on either side of State Road 7.

The tax millage has dropped from 22.***/$1000 (from the beginning of 2006) of assessed value to 20.***/$1000 today, while the Village of Royal Palm has been expanding and maintaining it's local parks like Veteran's Park (off of Royal Pal Beach Blvd). Royal Palm Beach is noted for the number of parks and the maintenance to the parks in unsurpassed by any city in the area. Dog parks, boardwalks through nature preserves and even a small water park are all located within Royal Palm Beach city limits.  (guideline to calculate Royal Palm Beach taxes here)

Elementary and Middle Schools are A-rated and the High School is B rated, to my best knowledge.
The local hospital, Palm West, is located off Southern Blvd as well. Churches are sprinkled throughout the city.
Royal Palm has it on little city hallwhich has the Property Appraisers office, Tag agency, Tax collector and other divisions that make it easy and less crowded to get your errands and diligences done quickly and painlessly. Try that in unincorporated West Palm Beach!
Royal Palm Police has been taken over by the County Sheriff's office, and they are quick respond with a high tech system and don't play games keeping any situations under control in a professional and courteous manner.

very nice Nick - I would love to see pictures (not of the Walmart please).  I don't know that part of town, may have to take a drive one of these days.  I also liked how you included market conditions and Mr. Rogers was a nice touch.

I know that when I went back home a couple years ago after not being in that area for about 2-3 years, I was shocked at how much growth occured down there.  I can only imagine what it looks like now.  I probably would get lost going to see my grandfather because I would not be able to find my normal landmarks that I use to let me know when to turn.  Guess I have to start learning the street names now. :)
