This is a market update of the Huntington Granada condominium complex located at 1225 North Granada Avenue in Alhambra.
Located at the southwest corner of Granada Avenue and Huntington Drive, is located across the street from San Marino and is adjacent to the city of South Pasadena. This ideal location is a popular choice at a relatively affordable price.
The complex was built in 1965 and the 47 one level residences have a definite single family home feel. Indoor-outdoor living is an important component of the two and three bedroom/ two bath floor plans which feature patios and interior atriums.
Other noteworthy features include: walls of glass, fireplaces, vaulted ceilings in some units, skylights and spacious rooms further enhancing the single family feel.

Because the entire complex is single level, the gardens are quite extensive due to the high cost of land now in the area, would be impossible to duplicate today at any price close to sales prices in the complex. Due to its convenient location and unique low density of homes, Huntington Granada typically sell quickly. There is currently one condo currently for sale. It is a three bedroom unit with approximately 1586 square feet.

The most recent sale in the complex according to multiple listing service(mls) statistics was in 2013. This was a two bedroom/two bath condo with approximately 1462 square feet which sold for $525,000(list price $510,000) in March of that year.
While I don’t often make predictions and leave gambling to the professionals, my bet is that this unit at 1225 North Granada will be a winner in the eyes of buyers looking for a single level condo in a terrific location. The fact that it has three bedrooms will be an added bonus.
