Why is my Spring Hill Home for Sale not Being Shown?

There are specific reasons why a house for sale may not be shown that may not be directly related to pricing, condition, or location.  Most of the time these include limitations on showing availability or exclusions that may be accommodating to the sellers schedule but not to those of buyers and cooperating real estate agents.

Typically, the listing information contains these showing constraints so agents who are scheduling show on go for their clients may put these listings at the very end of the list which just as easily could mean they will not be shown at all. 

And while it's bad enough when one or two restrictions will make it inconvenient to show a property or some exclusions will disappoint buyers, the following showing conditions and sale limitations were listed for just one recent home for sale listed in the Spring Hill, Florida, area. 

 

  • 24 Hour Notice
  • Listing Agent Must Accompany, no exceptions
  • Special Access Hours
  • Seller will need 60 days to vacate
  • Appliance and Fireplace are negotiable
  • Chandelier does not convey - seller will remove and cap connection.
  • Allow up to 10 days for acceptance of offers.

 

With a list of showing restrictions and exclusions like this, it is easy to see why a buyer would move on to see other homes for sale first!  

Before sellers list their home for sale, they should discuss special showing requirements with their agents and discuss ways to minimize these inconveniences before they will be wondering "Why is my Spring Hill Home for Sale not Being Shown?"

Silvia: Add one more: the seller present in the house. Even if the seller opens the door, they have to leave. Just had a showing with the seller in the house, not even dogging us. Made it very uncomfortable because we did not feel we could discuss the home. We were in and out within 10 minutes. Needless to say, the buyer put in an offer on another house.

Oh boy...that house with all the restrictions is going to be on the market a long time. You have some great points here, Silvia. Sellers should consult with their agent to see what they can work out to reduce showing restrictions.

Silvia some Sellers are their own worst enemy.  When selling a house there convenience needs to take a back seat to getting the property sold.  There will be plenty of time for convenience once the property sells and closes.

Silvia, great explanation why a home may not get showings.    Around here the restrictions placed on showings sure limit the buyers getting into a home.

     If a Real Estate Agent is putting together a list of houses to show to a Buyer, they will knock these homes off the list.  Some Sellers just don't get it!
