How to Accept an Offer correctly "For Sellers"
Selling your Home could have many challenges, and
one of them is the Offers.

Before you List your Home for  Sale, do your Homework.
Find out what Homes are selling for in your Area. Write a
List of Deferred Maintenance of your Home, Interior and
Exterior. Fix anything that is Financially possible that needs
repair such as: Leaky Faucets, Broken Screens around Windows,
Carpet Cleaning, Minor Landscaping etc.

Meet with your Real Estate Agent for their Presentation to Sell your Home.
If they don't have a Marketing Plan to Sell your Home, Hire another Real Estate
Agent.

Your Set Price, is your Set Price.  Your Real Estate Agent is Hired to let you know
what your Home is Worth. Keep in mind the amount it will cost to cure any defects
of your Home.

Once you receive an Offer, there are only 3 Ways you could respond: Accept, Counter
Offer, Reject.

Rejection of Offer: Only when its a Low Ball Offer, and the Home Buyer is requesting
the Seller to pay their Closing Cost, and other items.

Counter Offer: Only when the Price, Terms, and Conditions are almost what you require.
Some items you want to Negotiate.

Acceptance: Price, Terms, and Conditions are what you want. Accept the Offer.

Once you Open Escrow, this is the Time to Search for your New Home.  If you are Buying
a New Home be sure to write a Contingency Clause in regards of the Sell of your current Home.

This is great information.  Getting a home ready to put on the market is key to a successful sell.  It is  also worthwhile to get a home inspection by a licensed inspector.
