Things really picked up this past May, posting 110 sales, which is the highest number for this month since May of 06 which had 165 transactions! Compared to last May, which only had 85 sales, May 14 showed a 29% increase. Good start for the hot summer selling season.
Year to date there have been 441 sales, which is only an 12% increase over this time last year with 395 sales. Vacant land had the biggest increase going from 12 sales last May to 28 this May, while homes and condos posted a 12% and 16% increase respectively.
Overall, it was a good month and huge improvement over what we’ve seen for the past 6 years, where May 09 only posted 37 sales and May 10 had 53. Hopefully, things will continue on with the upswing.
Sales volume is up by 34% with $71,966,957 in sales this past May compared to $53,592,707 last May. Year to date is up 22% with a total of $283,460,431 in sales so far. Last May at this time there were $232,160,345 in sales.
Looking at the actual sales, several land sales at Ku’kuiula contributed to the jump in sale volume for land. Take a look at the land that sold in May:

Year to date sales volume for May 12 was $200,238,865; May 11 was $190,691,019; May 10 was $146,724,895 and May 09 had a mere $107,555,106. Quite an improvement!
Median prices for homes only went up 2% from $519,500 in May 13 to $530,000 in May 14. Land went down to $397,500 from $417,500 (remember, this is median and not average pricing), and condos went up 5% from $364,750 to $385,000.
We’re all hopeful the market will continue to trend upwards as we go through the summer which means – if you’ve been sitting on the sidelines waiting to see what will happen, now might be a good time to jump in if you are considering a purchase.
