Mission Valley Terraces
Mission Valley Terraces, built from 1983 to 1985, is a small condominium community of 18 units in zip code 92110 at the far western end of Mission Valley. Bedroom/bathroom floor plans include 1/1 and 2/2, and range in size from 663 to 1,030 square feet. Amenities include a swimming pool, spa, and common laundry. Some units also have in-unit laundries.
HOA fees are about $260 to $320 a month and include common area maintenance, landscaping, exterior building and roof maintenance, sewer, water (including hot water!), trash pickup, and limited insurance.
Mission Valley Terraces is within walking distance of the University of San Diego and the Morena/Linda Vista station for the San Diego Trolley. A short Trolley ride, drive, or bicycle ride can get you to Fashion Valley Mall, Qualcomm Stadium, SeaWorld, Mission Bay, San Diego State University, Old Town, and downtown San Diego.
Walkers, joggers, and bikers will enjoy the concrete paths along the San Diego River from Qualcomm Stadium on the east end of Mission Valley all the way to Mission Bay, Ocean Beach, and Mission Beach on the west end, a distance of about seven miles.

A check with the FHA indicates that Mission Valley Terraces is not FHA-approved. It also is not VA-approved.
There are no units for sale in Mission Valley Terraces as of June 6, 2014. No units have sold so far in 2014 either.
