Helpful tips for Sellers preparing for a home inspection. It is so much more efficient in terms of time and dollars when this list is checked off and taken care of. It also makes everyone happy!
Make sure all interior and exterior light fixtures work.
· Check to be sure that outlets work.
· Provide access to the furnace, water heater, crawlspace, electrical panel and sump-pump.
· Check for leaks and take care of them if anything is leaking.
· Check for drainage. Sinks and tubs should drain easily.
· Install a new air filter.
· Ensure windows open/close smoothly and replace damaged windows and screens.
· Tighten all doorknobs and tighten or repair all handrails. They should not be loose.
· Make sure the attic easily accessible including the pull down stairs and/or panel.
· Be sure that there is a minimum of one smoke detector per floor and that it is fully operable.
· Provide keys to or unlock sheds, out-buildings, and crawl-space.
· Adjust the downward pressure of the automatic garage door opener.
A home inspector's standard practice typically does not include the following, for which a specific license is required to inspect and identify the following items:
- Asbestos
- Radon Gas
- Toxic Mold
- Pest Control
- Chimney
- Lead Paint
