Searching online for a Home?  Perhaps you are surfing Trulia, or Zillow, or Realtor dot com in your quest to buy a Tallahassee Florida home.

There are pros and cons to seeking a house on the Internet.  Florida Real Estate Broker Petra Norris says,

"Many listings on the Internet are not up to date.  There are homes you find online that were already sold months ago.  Also, the houses you see online may not be the real thing - the house will be presented in the best possible light and angle.  If the house needs major repairs, you can’t see it immediately."

Think Before You Click: Advantages and Disadvantages of Searching for Homes Online

Nowadays, almost everything is possible with the help of technology. Even searching for your ideal Sandpiper Lakeland home for sale is made easier and faster through the Internet.

Before you search for your future home online, consider the pros and cons of searching through the internet versus searching using traditional methods.

The advantages of searching for homes online:

  • The internet allows a potential homebuyer to evaluate the 'vital statistics' of a large number of homes. For example, you can find out which homes are within your budget with a simple click of the mouse.

  • Many online listings by developers and resale homeowners feature photographs of the home which helps buyers in the visual aspect of a home search.

The disadvantages of searching for homes online:

  • Many listings onthe Internet are not really up to date. There are cases when you find out that the home you've found online was already sold months ago.

  • What you see online may not be the real thing. The house will be presented in the best possible light and angle. If the house needs major repairs, you can’t see it immediately. It is a big disappointment and waste of time to pay a visit to the home only to find out that everything was just a half truth.

When searching for homes online, it can be quite challenging to look for listings which are accurate, complete, and up to date. The best way to find a Sandpiper Lakeland Fl home for sale is still through an experienced REALTOR who can help you in searching for your dream home.

Homes for sale on the internet don't offer enough information and many times are out of date. This is why people need to hire a professional Realtor like you to guide you through each step of the transaction.

Hello Fred,  Yes, so often homes are sold, under contract but yet people keep looking on these websites.

Hi, Sarah and Lester.

Good afternoon, Will.

My number 1 gripe about these sites is the "pre-foreclosures".   Those houses are not For Sale.  The website is just pulling data from the Clerk of Court (usually a Lis Pendens).  In Florida, it might take 2 or 3 YEARS before the Final Summary Judgment and Foreclosure Sale occur.

Fred, unfortunately these websites can be misleading with information that is not accurate.  I  can't count the number of times, clients have asked me to show them properties found on the internet that have been sold or that qualify for a "bait and switch" in comparison to the pictures shown on the internet.  I totally agree with Sarah and Lester that's why they need to hire a professional Realtor to help them through the transaction.
