This is a market update for South Pasadena condominium, lofts and townhomes real estate market. All statistical information is from our local multiple listing service(mls) as of June 8, 2014.
South Pasadena is a city within the San Gabriel Valley of Los Angeles County - it is not a part of Pasadena - it is a separate city. While much smaller in size(both area and population) than its more famous neighbor, the city has much to be proud. It boasts excellent public schools (currently ranked in the top ten for the entire state), well-regarded library, popular parks and recreation programs as well as a small town atmosphere that is so representative of Anywhere, USA it is often used as a stand-in for films, television and advertising. Primarily known for its single family homes on tree-lined streets, there are also condos, lofts and townhomes in the city.
Currently there are seven properties in this category available for sale according to mls records. They range in price from $405,000 to $698,000 with an additional seven in escrow. In 2014, to date, there have been 18 closed mls-reported transactions ranging in closed prices from $307,000 to $815,000 with an average sales price of $552,864 (median sales price $523,126). The average price per square foot stands at $433.58 and sold at 102.19% of last list price.
This compares to 22 reported sales in the same five month period in 2013. They ranged in sales prices from $285,000 to $790,000 with an average sales price of $472,763(median $449,444).
