I received calls and emails about this post with lots of questions inquiring about more specifics..

(Amazingly enough that it hasn't been  featured after over 1500 clicks, 3 reblogs and many suggested post votes) 

 

You have to understand the purpose of each seller lead...

Is all about finding the right person, the right house and the right situation...

Is about you paying attention to this lead like a tiger to a wild boar...

If you don't ..it will get away from you!

 

For every 100 seller leads on my database... my goal is to list and sell 10% of them

If I spend $8 per lead

My investment is $800

On my average commission the return on my investment (ROI) is huge!

I prefer to spend $8 in one person of 100 

than .75 cents on 5000 diluted people

Together with my gifts, my website and the value I represent...

I have confidence if any of those 100 homeowners will sell...

I will be the first person they call

 

One single lead will mean nothing to you...

 

If you don't have the backing of a

Strong website,

Strong credentials 

Strong marketing materials 

Strong confidence

Strong usage of scripts 

Strong position on the Internet

and being 

a likable person that speaks only once and listens twice!

 

One lead means nothing to you unless..you are prepared with the right skills and with the right supporting materials that will scream silently...

I'm the right person to sell your house!

 

If you don't have all of this yet...

The number of leads is not your problem...

The problem is YOU!

Prepared yourself first and ask yourself this question honestly..

Would I hire myself to list and market my own home rather than Betty Sue my competition?

If Betty Sue does better marketing and a better job...

you are not ready yet!

Fernando love your post. We've been using facebook to capture home buyers didn't really consider securing listings. I am going to try using one.  Thanks for the push...and the idea.

By the way facebook has provided our team with amazing leads ( actually closed transactions) this year already. Love it or hate it, it is where people spend a great deal of time, when the congregate, chat and share with others.

Far too many agents just give one call and than give up. That isn't a winning strategy.

It is all in what works for the agent. Some, who might be less personable, will want the shatgun approach. THose that are focused on a certain market or area need the sniper's approach.

A good question and this may help you...

If you are a new agent, you are on the beginnings of an exciting career if you take the proper steps.

Your business depends on you to prepare the right systems to help you make money with the best you have to offer..

The best you have to offer is not necessarily what others have to offer...

You have to customize it to your personality and the people you choose to serve..

You can use the listings from your office and your association to those listings could be seen as a positive thing for you...

Just a header : 

OUR LISTING SOLD BY [YOUR COMPANY NAME- ----by YOUR NAME ]

I suggest for you to speak to your broker, I'm sure he or she will give you some more suggestions about this..

This was  something I used when I first started...

Good point, Fernando. It doesn't matter what you have behind you if you can't make it happen. I see a lot of agents with lots of bling but no closings.

Fernando, you have a very valid point. There are many ways one can generate leads - at times, they pay $8 and at times $800! However, the most important part - after lead generation is - lead follow up and conversion. If that does not happen, the money spent on any kind of lead generation is useless!

You're absolutely right.  So many agents have ridulously poor marketing and wonder why they can't convert.  They lack the follow through as well and that's important.  Fast, well-formed responses with quality materials and information will win business.

Fernando, I am reporting back. I took your advice and boosted a post on Facebook using my ListingstoLeads Landing Home Value Page. Since Saturday I have captured EIGHT Seller leads!  Plus with HomeSnap.com ( offered by MRIS) I can have the information back to the seller as quickly as I drive by the house. This works great if you target an area you like to FARM!

Fernando, I have enjoyed reading the entire series of posts that you have written, I started with this one and worked my way backwards, great job! You have provided a tool and method to use that tool to help anyone in our business.

I use tools as you described as the sole source of my business, I am nearly 100% internet and social media driven. What your series of posts discussed was clear and concise that I have actually considered 'swiping and adapting' and incorporating into an instructional presentation for the very small number of local real estate agents that I help with their business.

BTW, I have done exactly the same Facebook ad campaigns and received very similar results, I always tell myself that when I need a new borrower all I have to do is invest $20 or less for 24 hours and I will have at least one new borrower.

Again, great job of explaining and proving!
