Staging FAQ’s -It’s a Seller’s Market!  Why do I need to Stage my home?

If you are planning on selling your home then you may have been advised to staging faq'sstage your home.

  Since the market is supposed to be getting better for sellers, you may wonder why you should bother.  You have a great location and you and your agent have agreed on a market value list price.

     Good question!

First, staging is not just moving furniture around .   It is making sure the condition of the property is the best it can be and that buyers will be able to see all of the possibilities of the house.

    Buyers weigh all three: price, location and condition.
 

    The condition- real or perceived- of a property affects the willingness of a buyer to commit to it.   And, once committed, the Buyer will weigh the value with the price.

It’s that way in our everyday life…

Take a look at the example below…. two restaurants next to each other… excellent location.  The one on the left has a slightly lower price point.  However, the one on the right is consistently busier than the one on the left.

The difference?  Condition and perceived value.  The establishment on the right offers a well prepared meal with excellent service.  Buyers are willing to pay more for that extra value.

So to answer the question… Why stage when the market seems to be in the seller’s favor?

Many buyers are willing to pay more if they can see the extra value in the product/property.

Making sure that your property has been prepared to show itself in the best possible condition….that buyers will be able to see all the possibilities is what staging is all about.

Hi Kathy.  I tell my sellers that buyers are looking for love, and even a pretty girl gets dressed up for a date.  What if she showed up with no make up and dressed in rags -- and smelling like cat pee?  LOL they get the analogy.  I provide free staging with every listing, at my expense.  It's that important.

Great question, Kathy, and you have an excellent explanation.  You want to be ahead of the competition, and staging may be the biggest difference.

Properly staged, a buyer can see themselves living in it. I have noted that some people can't imagine the size of their furniture in a new space- seeing something "live" helps them imagine.

Your home is only worth what someone is willing to pay for it....buyers pay what they perceive the property to be worth.  Perception is key.  Staging increases perceived value!

Also, please have the home staged before taking the pictures and go the extra step to get a quality photographer. Consumers will first look at the online photos if they don't fall in love then chances are they may not call

Praful- it’s hard for a seller to invest more money into a place they’re leaving.   You have to show them the ROI on painting adding landscaping.

Tammie- thank you in advance.  Buyers have seen what sellers offer, thank in part to the cable shows.  

 

Laura- that is in excellent way to put it!

 

Judi- it’s so important for sellers to understand that even in a seller’s market perceived value is so important.


James- yes… get it done!

 

Gita- me too.  Sellers have to help their agents get the price they want.

 

Janis- thank you, and I try!

 

Joe-we have to help them see the things they can do that will make a difference.

 

Dianne- good for you!  Many times all it takes is a consultation.

 

Andrew- honestly…. rarely, but yes.  I’ve been into 2million+ homes that were decorated with the most expensive accessories and yet… there were still things that could be done.

 

Michael- I see this example every weekend, when the diners continue to choose the slightly more expensive restaurant because of condition and service.

 

Mike- what makes you stand out in a market?  What makes the buyer say “this is the one for me?”  That’s what you want.

 

Janet- many people can’t “see” past outdated wallpaper or very taste specific paint.

Pamela- if we take away the distractions, it certainly does help!

Conrad- you're so right about that, and we have to impress that upon our sellers. 

Jeff- yep, but it's hard to get sellers to see that.  It's been their home and they love it. Easy to understand but doesn't help them sell their house. 

Beverly- we've been so accustomed to seeing staged homes now, buyers are even more sophisticated at what they're looking at.

I recommend staging now more than I ever have, and we have a hot seller's market in Sacramento. Even so, only half of the listings are selling, and generally they are the staged homes. It's simple, really, I ask sellers if they want to be in the 50% that sell or the 50% that doesn't.
