The Miracle Sacramento Short Sale Closing That Had No Chance in Hell

Every so often a Sacramento short sale comes along that becomes the mama of short sales and presents a compelling story to share. This is one of those short sales. It was overpriced by the bank. It had two loans, and the second lender was Green Tree, which is not a favorite among many Sacramento short sale agents. On top of this, the sellers had a SMUD lien for windows filed against the home, and banks generally don't pay (approve payment for) those types of UCC filings in California.

It needed a new roof as the existing roof was shot. It had plumbing problems in the sewer line and no clean out. The floor in the bathroom was soft from dry rot and possible termite infestation. Half the home was remodeled before the sellers ran out of money and into financial difficulties.

Most Sacramento short sale agents would not tackle this type of short sale because of the AS IS requirement to sell and because an overpriced short sale doesn't sell, not even in a hot seller's market in Sacramento. I recently had the temptation to write back to a request from a buyers agent who sent a early move in agreement "girl, have you bumped your head", but I just presented the written request as dictated by law where the asset manager emailed me back and said "why did you upload that?"  I explained that state law says all written offers must be presented, I knew the answer, but you have to say no, I can't say it for you.

Elizabeth  I read this blog and the link to  TSSSCAtO's.  I closed one that the inspection discovered Niagra Falls in the basement when the water was turned on.  FORECLOSURE:  Bank won't do repair...AS IS.  Buyer can't make repairs before closing...Problem solved:  Got estimate for repairs...raised sale price to cover repairs...done deal.

Well, for starters, I did not link to the correct blog, which I have now fixed, so it does explain what made that particular short sale so danged difficult to get closed. It was like all of your worst nightmares rolled into one giant big pile. OK, it could have had MI but did not.
