Social Media Has Become an Important Part of My Daily Real Estate Tasks

OK, I used to not think Social Media was very important. I had an email account and a website so what else did I need? Things were going fine and calls were coming in off my listing signs and postcards I sent occasionally.

Then Facebook showed up and we had a group of talented computer guys come to our office and set up our Facebook pages and answer all our questions. They also showed us how to set up a YouTube Account and we could get this done for $159. When I think back to how I gladly paid the money. Then another agent in my office talked me into paying him $299 for a Realtor Page on Facebook. Afterwards, I started thinking I could do this myself so since I have figured most of it out without his help. ActiveRain usually answers my questions.

Then I set up Linkedin, Several more Web Pages, My Main Website, Google+, Twitter, TripAdvisor, Yelp, Zillow, Trulia and ActiveRain. I started trying to post daily on at least one or two sites but then when I got real busy on ActiveRain, I realized I could post one item and put it on all the places as the same time by linking them together. 

I belong to some professional organizations and I am administrator to several FB pages so daily I am posting pictures but they are all business type photos. Once in a great while I post a picture of my grown kids but normally just animals, landscapes, flowers or birds. Other than that, I post house pictures, real estate articles I write, homes I stage for clients, and a few articles regarding real estate that I see on the morning news.

Social media is important and fun to play with plus when I am stuck at the airport or an appointment is running late, I have something to do while sitting there waiting.

Things I NEVER do:

1. "Checking In" on FB is good except when I am on vacation. You never want people to figure out you are not home for an extended stay. 

2. I never post real personal information about myself or my family as I know it is out there for all to read forever. 

3. I never post any political comments but sometimes post pictures at an event. I also never give out strong political views about politicians.

4. I never post comments about the war and my views. I post national holiday stuff and the history of our country but it is always on a positive note.

Social Media is important and it has helped to brand my name and I get calls from clients and referrals out of the area. It is fun but don't get me wrong, it is a job that has to be done. I think it helps me to get business and I will continue to use social media. I am still working on setting up Pinterest. My daughter laughs that I have not done it yet. She tells me that everyone else is on Pinterst. OK...I am next.

Learning how to do it yourself and keep it updated is an important part of keeping up with the times.  It is amazing what you can learn just by jumping in and giving it a go - for free.

I admit I have a daughter that tweets and FB's for me for free...

Hi Kristin,  Good that you have a routine and are able to work it to bring in business.  I agree with you about not posting certain things, in particular about vacations.  Too many people invite trouble by posting too much information.

Social media is important so that you can stay visible and people can see you are a real person and not just some pushy sales.  Also all those sites if set up correctly, they backlink to your main commercial website giving it more SEO.

Excellent post Kristin!  I am the "social media" person at our Keller Williams office and teach all the classes for the various "social media" sites.  When I saw the numbers for what people are asking to be paid for setting up pages I almost choked.   I do it for free at Keller (of course) and for any other agents who ask for the help.  If I did charge I certainly wouldn't charge $299 a page.  WOW!

Great points. I agree that you must always be careful about what you say as it could come back to haunt you. While most businesses stay away from politics and religion, I have not - it is part of who I am. There are ways to make points without the need to be disparaging - this goes for all topics.

I never use FB for business. I just hate that we need to view everything as a route for business. What about our real life? our private life? I keep very clear privacy limits for my FB. 

That said.....your post is dead on about what to do, and not do, if you are on FB for business. I love that you mention not to post that you're on vacation. Just invites trouble

Hi Chris- I am always shocked too. Sometimes I will not spend much time on FB but then I will devote about 1-2 hours to make up for the past days. It is fun to catch up. 

Hi Dorie- I am busy running around showing, open houses and Women's Council of Realtors planning/events so FB has to take a backseat but I can find time waiting for an appointment or driving as passenger in the car. 

Hi Debbie- Yes a well balance is needed in our lives as Realtors.

Hi Andrew- Yes round-robin is good as the sites promote to others and your face and logo gets out there.

Hi Ed- I do not think any of us have enough time so we do the best we can, right?

Hi Margaret- Once I discussed issues going on in another state that I do feel strongly about and later felt I went way too far. I have not had any problems but it made me think I was too open.

Hi Frederick- Yes I feel strongly about my beliefs and group affiliations but my work social media sites are not a good place to voice an opinion on something controversal.

Hi Donna- Yes I am sure you do and we must all remember to continue to protect our inner circle. Frankly if I had very small children I would keep their names and what school they attended off the FB site.

Hi Rob- Totally right on and I try to get my links working and seem to have good SEO but lately had some issues with Google+. I have found a way around it but still it needs to be tweaked to work properly.

Hi Gene- It takes time to learn but baby steps are the best way as you learn while doing.

Hi Debra- Yes and he still charges those prices and it irritates me to no end. I sit down and figure it out, Google an answer or email Bob Stewart as he knows everything. Now I know who to email when I am having a KW issue. 

Hi Gerard- I live in a very culturally diverse area and have sold homes for many people from all over the world so I try to be careful not to say something to offend but do make generic statements on holidays.

Hi Karen- I have a Realtor Page and the Women's Council of Realtors Page that I administer and there is nothing personal on these. Then I have another FB page that I post pictures of landmarks and nature sites of the two counties I primarily work out of. Nothing personal here but then my regular FB page I put a few things on it like a picture of two once a week but mostly restaurants and stores. I am a private person.

I always start out belonging to everything & then can't figure out how to truly use it effectively. That's the #1 hitch - using it well & not having it consumer 100% of your time. This reminds me of a really good cheat sheet where it reminds you to post in certain places to stay as fresh as possible in your many areas.

The good thing about Activerain is that when you post a blog on the site then you can post directly to FB, Twitter, LinkedIn and normally Google+ but recently it has required an extra step. But one post goes so many places.

I don't worry about checking in while on vacation in fact I have a sign in the yard that says burglars welcome. Neighbors at first when I moved in as why would I do that and then I let them meet The Devil who is my 65 lb Pitbull, he is gentle as a lamb until he is told to tear it up or is threatened. Whoever or whatever is they will be there in pieces. He was an abandoned Bomb searching dog when I first found him.

I certainly wouldn't want to mess with a 65 lb Pit Bull. I still keep it fairly quiet when on vacation plus I take my dogs to a Pet Resort (kennel) while away.
