Due to our busy schedules, Darcy and I don't go out a lot. We tend to be homebodies as much as we are able. One of our huge vices is television, I guess that is what happens when you grew up in the Television age. Not that long ago, at least for someone our age, Summertime TV meant reruns of the shows that aired over the Fall and Winter months.
Several years ago, a few of the cable networks began a strategy of creating new series and running them against the reruns on network TV. One of the more successful series Monk, was a great show. We really liked it, in fact, it still is one of my favorite TV shows.
This got me thinking, this is a great marketing idea! Don't compete with Giants head on, compete against them in areas where they are weak. Now I am not saying that all Realtors have glaring weak spots, what I am saying is that in my mind, there are few if any Realtors who are great at everything. Finding these niches can take a lot of time.
There is however, great successes to be found in these niches. Many books have been written about Niche Marketing, I am not going to attempt to write a book on this subject, what I am saying is find one area in your market that you absolutely love to do. Once you do that, focus on that area become the best in your market area in that area.
I would say this, if you become a neighborhood specialist in an area with 20 homes in it, you may struggle financially. Make sure that the area which you specialize in is large enough to support you.
You may specialize in a geographic area, a community, or type of homes. We have had great success in first time home buyers. We haven't intentionally marketed ourselves in that market segment, but once you provide wonderful service, the word just spreads.
I guess what I am trying to say is that sometimes the niche finds you, even if you are not intentionally looking to make that your niche. There are many successful Realtors who specialize in the Luxury Real Estate Market, or the Second Home Market.
Whichever market you choose, the key to success is provided excellent customer service! Word of mouth advertising is far and away the most effective and inexpensive way to advertise. Good customers who have received excellent customer service are generally excellent advocates for your business.
Your goal shouldn't stop at having a client for life, but to be so good to them that without you asking, they are your advocate for life! There is nothing better in this profession that to have someone call you, and say, Mr. and Mrs. (insert name here), told me that you're the best and that I had to call you to have you help sell or buy my home. That is the absolute best, and the point at which you know, you have been doing a great job.
This is a lesson that I got from Summertime TV.
