My team and I recently landed a wonderful listing in Batéleur at The Preserve in Greenwood Village. What I’ve found is that most people have no idea where or what Batéleur is and its significance as a neighborhood in Greenwood Village. I thought I would shed some light for those that are in the dark.
Batéleur first started to be built around 20 years ago. The Preserve as a community are strictly custom homes on lots around the size of an acre or more. These homes are usually around 6,000 square feet and up. Batéleur was a community developed for those that still wished to be in Greenwood Village but with a more manageable home that isn’t a large sprawling estate.
When Batéleur development began construction, they were being sold between 300 and 400 thousand dollars. The first builder went under and a second builder picked up and finished the development. Today the homes in Bateleur are selling between 700 thousand and a million. Because the lots are so much smaller than what you’ll find in Cherry Hills Village and The Preserve in Greenwood Village it’s the perfect downsize community.
Batéleur offers a few different floor plans with square footage ranging from just over 3000 to just over 5,000 square feet. One of the reasons they are so popular is because they are ranch style homes with main floor master bedrooms. The majority of the owners have said they will never move from the neighborhood. This is their final home.
The reason Batéleur is the most exclusive neighborhood in Greenwood Village is simple. Nowhere else in Greenwood Village is there a turn-key neighborhood, with luxury living, access to the highline canal, and perfect for downsizing from the larger estates in the surrounding areas. Simply put, when you’re ready to move into your final home, Batéleur is where you want to live.
