To me Lenn Harley is a must read on the rain.  I love the fact she is hard core real estate.  Now when you talk to her on the phone..she will in fact tell you she writes hard core real estate and and she is hard core real estate.  Imagine the delight when she agreed to do the Blogger's Choice Selections.

* * * *   WARNING!  HARD CORE REAL ESTATE AND BLOGGING TALK  * * * *

What did you do before you became a real estate agent, Lenn??   "Raised five children.  Raising five children is not easy.  As a recent widow with five children, a German Shepherd Dog and a pet Rabbit, one learns to work hard and stay focused.  Through various jobs and businesses including Government Contract Management for a Business School, proprietor of a Business School, Project Director for Urban Planning for a local college, several years in government service at the SEC Div. of Enforcement and FOIA, and finally proprietor of a company providing legal research and document services to local law firms."

"One of the law firms specialized in bankruptcy.  Preserving real estate assets in bankruptcy required an understanding of the bankruptcy code and it also often included selling real estate.  In the mid -1980s, a lot of folks were upside down with their real estate holdings with 1st, 2nd, and even 3rd trusts on residential and investment properties and work-out plans under chapter 13 and chapter 11 were my speciality which often included selling properties.  This was where I got my first taste of real estate brokerage."

"The more things change, the more they stay the same.  Selling real estate in the 1980s was not easy.  Selling real estate in the 21st Century is not easy.  The one constant for me was that the way to succeed is to work hard and stay focused."

How did you find activerain?  "In 1994, I discovered the Internet.  I had recently left a mega broker and joined a small independent firm that permitted me to practice buyer agency, which the large listing company did not.  My first web site went live in June of 1995.  That Internet presence has grown over the years to a significant asset for real estate business production."

"For many years beginning in about 1996, I was a subscriber to the RealTalk an on-line, e-mail based real estate forum.  Over the years, that forum and the wonderful real estate friends I made were my "lifeline" to real estate practices across the country.  Blogging was not my forte.  I had tried the RealTalk/RealTown blog format and found it lacking or required more patience than I had to work through the early bugs."

"By this time, I had a dynamic and productive Internet presence that had produced sufficient business to be the primary lead resource for 10-15 agents since about 1998.  In August of 2006, I received an e-mail invitation from Maureen Francis to join ActiveRain and the rest is history."

You write hard core real estate, what 1 piece of advice should a seller take from you?  "There is a buyer for every piece of real estate on the market IF the price is right.  Price is a combination of recent local sales, terms, condition and location.  It takes an experienced agent to understand these dynamics to successfully and continually list and sell homes."

What 1 piece of advice should a buyer take from you?  "On-line real estate is not a reliable resource for finding the best home for your price, location of choice.  A brief description of a property on a web page cannot substitute for a tour of these home listings in person with an experienced Buyer's Agent who understands the value, condition and amenities and how that dynamic works to price properties for sale."

If you could pick one tip to give to industry professionals whether blogging tip or real estate tip what tip would it be?
"You are running a business.  Get up and go to work every morning.  Don't wait for the business to come to you."

Can you give us a few seo tips?  "Read and follow the Google Webmaster Guidelines."

What do you consider good writing?  "Articles that read like someone would sound speaking."

Why Blogger's Choice Selections?  "My Goodness, why not??  We who really work at our Internet presence realize the value of ActiveRain.  Featured articles stay on the dash board far longer than others.  The shelf life of a featured article is several days.  The shelf life of an article that isn't featured is about 15 minutes.  With the exception of folks who subscribe to your blog, you are unlikely to be read if you're article isn't featured.

SO, Blogger's Choice gives us a "second bite at the apple".  We can include our unfeatured articles in Blogger's Choice and have it read and receive comments again.

Ok, what 2 posts that you wrote you felt worthy of featuring and sharing with entire community?  There are a lot more than 2 posts that I thought should have been featured.  I understand why being
featured is hard with so many wonderful posts.  This gets to the very heart of what is ActiveRain?"

Is it a real estate network??  Or, is it a social network??  "For me, it's a real estate network with a public side, Localism.  For many it is a social network.  When hard core real estate articles are passed over to feature posts about members social life, which are valuable, interesting and sometimes fun, they can't replace the value of articles that contribute to the professionalism of real estate, mortgage lending, staging, home inspections, etc.  I'm really looking for a time when the ActiveRain posts will be bifurcated into two sub-sites, one for social networking and one for hard core real estate networking."

Now Lenn could not pick two and neither could I so I used a few of her suggested posts..

Wow Midori, this is wonderful.  I'm so glad Lenn is in the spotlight.  I must admit though, I would of never guessed she had a pet rabbit:-)

03/28/2008 12:23 PM by Jason Sardi, Pennsylvania Mortgage Broker (First Choice Equity Group Inc.)

Thanks for doing such a wonderful interview with Lenn! Lenn is by far the most helpful, down to earth and knowledgable member that I've spoken to. I respect her and trust her information...woohoo Lenn!

03/28/2008 12:25 PM by Celeste "SALLY" Cheeseman (RA), e-PRO HAWAII Real Estate & HAWAII Relocation (Century 21 Liberty Homes -Mililani, Hawaii)

Midori - Your words dance on the head of a pin when you write about Lenn. Scratching the surface should whet the appetite. Your post is like a spoonful of broth when cooking soup. A taste of the finest Lady in Real Estate. Her passion for our industry is unparalleled. Her desire to help others is a light on a hill top shining over a valley of agents all pausing to learn. Good job

Midori, this is such a fun post you do on featuring agents, it goes without saying activerain would not be what is is without Lenn. I didn't know that she like myself had 5 children.

Hi Midori,

Thanks for the great post.  Lenn sounds like a neat person and one we could surely learn from.  Thanks again, and have a great weekend.  Michael A. Caruso

03/28/2008 12:50 PM by Michael Caruso Real Estate Group

Yes you and Lenn are both super hero's and I really mean it!  I grew up with 6 siblings and am still amazed today at the job my mom did.  I have 4 boys total but never all in the house at the same time.  3 are over 6 feet now and the little guy...well he would starve to death! LOL..  It's amazing what we learn right here.

03/28/2008 12:52 PM by Midori Miller-Daytona Beach Florida Real Estate Trainer (CENTURY 21 Sundance Realty)

Hi Michael-many of her posts have taught me a thing or two.  Can't wait to see her selections....hard core selections I think! :)  It's Friday...Friday...Friday!  My Friday song!

Midori What a great post!  I so enjoyed getting to know Lenn through your eyes, and Johns words are truly like poetry.  Is he a writer, if not, he should be.  I really like her comments.  Great advice.

03/28/2008 02:05 PM by Linda Sanderson (Coldwell Banker Solano Pacific)

Midori, terrific choice, as always!  Lenn sets the bar for real estate blogging and we would all do well to model her example.  I took a cue from some of her posts, blogged about foreclosures in my area and picked up an investor for my efforts.  The power of the Rain...

03/28/2008 02:34 PM by Lisa Heindel, New Orleans West Bank Real Estate (Latter & Blum Inc. Realtors)

Excellent!  'Really enjoyed reading this and learned some more about Lenn.  We had a co-op a zillion years ago, way back in the last century, when Lenn sold one of my listings.  It was a pleasure because she IS just as thorough in business as she writes - she doesn't just talk the talk, she walks the walk.

03/28/2008 02:36 PM by Margaret Woda, Maryland Real Estate (RE/MAX VISION)

Excellent choice of a new host, and I'm looking forward to seeing her picks.  I'm really excited to see the growth in this group.  Midori, you are doing a fabulous job helping Lola.

Linda-Lenn is a very smart lady and has been in the biz a long time.  We are so fortunate that she shares her info.  Yes I thought her responses were something...and I read some of her older posts and they were good back then.

Michelle-yes I can't wait to see her picks.  I am having a great time with this group.  The People doing the selections are the ones who do all the work! :)  I get to do the fun stuff ..its selecting the posts that is difficult.  Glad I don't have to do it!

03/28/2008 08:11 PM by Midori Miller-Daytona Beach Florida Real Estate Trainer (CENTURY 21 Sundance Realty)

Bryant-She makes me think of my grandmother who passed away 20 years ago.  I felt a little dorky but I told her..and her voice is so upbeat and she is a giggler.  I really enjoyed talking with her.  I read a few of her older posts and I need to go back and read more.  Lots of SEO and blogging tips.

03/28/2008 08:14 PM by Midori Miller-Daytona Beach Florida Real Estate Trainer (CENTURY 21 Sundance Realty)

Great interview with Lenn.  I enjoyed her advice to read the Google Webmaster Guidelines.  THat is great advice that I don't think many do.

03/29/2008 12:11 PM by Steve Scheer - Denver Real Estate - Highlands Ranch Real Estate (RE/MAX Masters, Inc.)

Midori, I've just now been able to sit down and really read and enjoy this post.  The first time was so quick as I was trying to rush to finish off so many things.  You did an incredible interview with Lenn.  Wow!  One has to give an even greater measure of respect to her when you have a better understanding of her accomplishments personally and professionally.  Active Rain is fortunate to have her contributions on this network...and we're also thankful for her contributions to Blogger's Choice.  You might have another calling with this interview thing you know....:)

03/29/2008 02:51 PM by Lola Audu~ Audu Real Estate~ Grand Rapids, MI Broker

Hi Midori - wonderfully written post about a terrific person.  "Hard-core real estate" is right, and we would all do ourselves a huge favor by reading her posts.  Lenn writes to her consumers in a way that makes them connect with her and contacts her because of that connection.  And of course, she writes things for us that go a long way to furthering our education on things real estate.

Wonderful choice, and I'm going to have to go check out Bloggers Spotlight to see what this is all about.

Midori - {Bob here} Terrific! Lenn for President! I am so glad you did this post. Lenn deserves everything. She is terrific. I enjoy her posts all the time. Keep up the great work both of you and good things will  happen. As far as a best of? Thats a tough one. I'll have to come back in here after some research. There's been too many. Maybe we can get her on Twitter? What do you think? lol

03/29/2008 04:16 PM by Pascack Valley Real Estate>> Lisa and Robert Hammerstein (Coldwell Banker)

That was much fun to read.  I always enjoy Lenn's blog posts - she is extremely insightful!

03/29/2008 04:45 PM by Emily Lowe - Nashville, TN Realtor (Prudential Woodmont Realty)

Midori-  I was first introduced to Lenn, on RealTalk.  When she left, she was sorely missed.  After they changed format, I too, lost interest in RealTalk and stopped reading it, on a regular basis.

I had joined AR, after receiving an invitation from Suzanne Marriott, a fellow e-PRO REALTOR®, but had not spent much time on the site.   RealTalkers were questioning Lenn's absence and someone wrote that she had moved to AR.  I was glad I caught that post.  I decided to investigate AR a bit closer and I've never looked back.

The knowledge shared in these blogs is incredible and, as always, reading Lenn's blogs is like taking a Master's in Real Estate.

Hey Len-its featured..and hopefully people are clicking on some of your older posts...they rock!  You give some incredible SEO tips and website tips...we can never have to many of them!  What an impact...you have left on all of us and we are all so appreciative.

Everyone thank you for commenting....Lola I love this interview thing! :)  Hi Bob Hammerstein...I love your wife but am always always aware when you stop by!  I saw you twittering..hmmm imagine getting little tips from Lenn all day!  Ann-see you tomorrow...tomorrow...tomorrow...I am excited.  Duane I love your group..I need to manuever a few of my posts over there! Marilyz I have to check it out...but as you know I am addicted to Activerain.

Midori,

Great post about Lenn. I think (JMO) that NAR should ask her to if not run the show...at least have a seat on the board!

Amazing...5 children, a dog, and a rabbit...WOW!  Everytime I learn another facet of her life, I admire her more...and I wasn't sure that was possible...

There is no doubt about it that Lenn Harley rocks.  I've always wondered what she sounds like.  What do you think she'll say when I call her up and tell her I just wanted to hear her voice?

I checked out Lenn's post on offshore sex.... don't remember the whole title, but she posted about title searching being outsourced.  I just reread it all  because I got notice that there was a new comment but there wasn't a new comment so I think I just got the notice because of this post.  She is very informative and up to date.  I would highly recommend reading her other posts.  I just did.  Thanks so much Lenn.
