Qualify Buyers Before Accepting Their Offer

When selling a home, one of the most important aspects of the selling process is to qualify buyers for their ability to complete the purchase. This is one of the key reasons that sellers seek professional assistance when selling their homes.

Most people know that a buyer's ability to obtain financing needs to be checked as part of the qualifying process. However for most Omaha real estate agents calling the buyer's lender to verify financing is the only thing that they check. Equally important is knowing on what information the lender is basing this approval. Is the lender basing it on just a loan application and a credit report or has the lender verified income, debt, employment, and that the buyer has the cash needed at closing.

Is the buyer realistic in their expectations of what repairs will be made as a result of the home inspection? Will the buyer ask for everything no matter how minor to be corrected or are they only concerned with major items?

If the purchase is contingent upon the buyer's home sale, is the home currently on the market? Is it already under contract, and if so have the home inspection and appraisal been completed? What is the status of the financing?

Just as important as qualifying the buyer is qualifying the real estate agent representing the buyer. Is the agent experienced or brand new? Check whether the contract was completed correctly. If it was not, then expect that the agent will need guidance through the rest of the sale.
