Another Satisfied Homebuyer: Congratulations to the New Owners of 27 Fulton Street, Mansfield, MA
These home buyers found our website through LinkedIn. What started as a networking meeting resulted in new clients. You never know where your next client will come from!
These first time homebuyers were realistic in what they wanted and what their price range would get them. It's always such a pleasure to work with such prepared buyers!
Focusing initially on Canton, Dedham and Norwood, these buyers faced the same lack of inventory that we have seen all spring. We submitted a few offers but faced multiple offer situations on more than one occasion. Unfortunately, the homes we found, while in their price range, were at the top of their price range, making it a little difficult to be competitve enough in a multiple offer situation.
We added in Mansfield to our search and found this adorable listing. Located within walking distance to the train, as well as to shops and restaurants in downtown Mansfield, this in-town Colonial offered the charm and convenience they were looking for.
This home has a remodeled kitchen and is in very nice condition. It has 3 bedrooms, 1 and 1/2 bathrooms, first floor mudroom and laundry, with nice hardwood floors and a nicely landscaped back yard.
But the biggest treat is the view of Fulton Pond from the large living room window. Imagine getting to look at this view every day? In addition, there are walking and biking trails located around the pond- just steps from the front door of the house.
Another benefit of this location is getting a front row seat to the annual town parade, duck parade, duck race, fishing derby and more! The Town of Mansfield has an active and varied recreation program with programs for residents of all ages.
With close proximity to the highways, major routes and the commuter rail, this home had just what these clients were looking for. The highly-rated Mansfield schools and recreational opportunities are an added bonus.
We did hit some bumps along the way with issues that came up at home inspection and repairs that had not been permitted. However, we were able to negotiate to get these items addressed and the end result was a successful transaction for all parties.
Listed at $329,900.00, the final sales price was $327,900.00, plus a $3400.00 closing cost credit to the buyers.
Congratulations to my most recent happy homebuyers who get to kick off summer in this fabulous location!
