There are some solid real estate values in Northern Maine.  It's nothing new and homes are always attractively priced. 

But even so, some callers that see a place on line that is a bargain and will be gone by the time they get here the end of May. This is March, a few will still ask if you can get a home or land or farm just like that one for 30% of the price? I tell them they really need to see the property and realize it is a deal at that price. old abandoned home,maine real estate,mooers realtyEverything is in Aroostook County because we are parked, insulated and in our own affordable world up here in the right hand corner of the world.  We do not get $200,000 spikes and the economy here is not like the west coast.  We live within our means, have mortgages but not for long as we are brought up to get the place paid for.  We try to encourage the buyer to skidaddle up to see the place before it is gone, and not to wait four months if they really want to take action.  And lastly, we let them know the value is there and no, you can not buy one like it for 30%.  Back in 1972 maybe, but inflation and cost of materials / labor has raised the bar. Still good value compared to high quality of life here and cost of living anywhere else though. Some buyers have been watching too many informational real estate shows on Sunday morning on how to buy real estate with whatever change is in your pocket.  The best way to get a chuckle..is to let them know we had a home in that price range last week, but it fell down.  Here is a classic home picture I shot in Castle Hill Maine that proves the point.  You get what you pay for in most instances...especially in Northern Maine where everyone is cost cautious and expects real value. But kick the tires and check it out before you assume the value is not there. Many buyers feel like a kid in a candy store as everything is so much lower priced in Northern Maine. Only 11 people per square mile too! That's peace and quiet and unspoiled natural beauty you are buying!

Andrew - great point.  The only places where home values are really dropping are those that saw home prices double and triple over the past decade.   Similar situation here - you can find a few bargains, but most homes are selling at a price that includes a true cost of land, labor, and materials.

ANDREW, if it sounds too good to be true it probably is.  We have a lot of low lying areas here in Houston and when you see this killer deal for land you can bet that it is probably ALL in the flood plain.
