Broker Reciprocity. What Does It Mean to You as a Seller?

For those of you who may not know.  Broker Reciprocity is when we/I take a listing and market it on the MLS.  All subscribers can market the home on each of their websites i.e. Edina Realty, Re/Max, Sabinske & Associates etc.

Again, my opinion, this gives the seller the highest possible exposure and limits the listing Broker from ascertaining a buyer due to the  competition in the industry.  In Minnesota, there are around 2500 licensees.

I had someone tell me the other day they would have listed with me if I was located closer to the home they were selling. I wouldn't have listed the home regardless.  However, the best chance for a listing agent to sell their own listing with the broker reciprocity model is to take a sign call.  If the realtor or Broker is marketing the home to the broadest audience, the chance of the listing agent bringing in the buyer is slim and a moot point as far as reasoning to hire or not hire a professional.  However, my sign call to sales ratio when I receive a sign call is very high.  I had 25 showings on one listing and showed the home myself once and sold it!  Think before you conclude and if you don't have a thorough understanding ask for an explanation.

In places like International Falls, understand they take a listing and keep it off the MLS and hold it in house in hopes of getting the buyer and the listing side.  This sort of operation does not offer the seller the maximum exposure ,and the buyers have to hunt or visit the local real estate offices to see the listings.

Our MLS makes us have a seller sign an authorization form to do that explaining the the fact that not everyone will see this listing.

They do that in other areas in Minnesota as well, and likely across pockets here and there.  A seller should ask the question, "Will my listing be on the MLS, and as many venues as are available to sell it?"  If not, find a qualified agent and brokerage.

That seems unfair to clients who want the broadest audiences and potential buyers for their property, Don.  I am glad that you take care to include a wide range of options for a listing to be seen!

Hi Don -- it seems to make a lot more sense to reach the largest audience of buyers -- the more "eyes" that see it online, the more likely they will want to see it in person.

Don, I used to get that question from sellers when my office was in West Hollywood on the Sunset Strip. As soon as went to Beverly Hills that question never came up....I agree with you it is the skill set not where you are at...most of my buyers are from all over the world. Where do they come to me clearly the internet presence that I have...Endre

Don, the majority of buyers are on the internet as we all know so I can't imagine why a seller wouldn't seek out who is going to get their house the most exposure online. Buyers come from everywhere and the internet broadens the number of eyes on a listing. Wonder if they wish they'd hired you!

Thanks for the comments.  Jeffrey, I think it is because they don't pay attention.  After all, how often in a lifetime do you buy or sell a home unless you are in the military or a big corporation?  Not very often.

Maximum exposure is the way to go if the seller really wants to sell the house. Distance doesn't make much difference, either, as long as the house is listed in the local MLS and online for buyers to find.

I can't understand why people would want to list with a broker who is not participating in broker reciprocity.  It hinders you ability to get maximum exposure as you stated, Debbie!
